
Green House Development has opened pre-sales for Building A at Wave Ustka Thermal & Spa, the third project under its Wave brand and its first on the central section of Poland's Baltic coastline.
Building A comprises 154 apartments and already holds a building permit.
Construction is scheduled to begin in Q1 2027, with completion targeted for Q1 2029.
The full development, once all four interconnected buildings are delivered, will comprise approximately 618 apartments, a year-round thermal and spa zone and nearly 6,700 sqm of commercial space.
The site sits 20 to 30 metres from beach access, surrounded by a pine forest.
MODO architektura designed the complex with a loose building arrangement to avoid a continuous beachfront wall. Facades in warm, sandy tones reference the coastal dune landscape.
Horizontal terraces wrap around each structure, and buildings are offset from one another to open sea and forest views from selected apartments.

Adam Sadowski, President of the Management Board of Green House Development, said Building A is being offered to private owners without mandatory rental management.
Buyers can use apartments on their own terms and decide independently whether and when to rent them out. At the same time, owners get full access to the resort's facilities pool, sauna, restaurant that an individual apartment could never provide alone.
The internal passageway connections between all four buildings are what makes year-round operation viable, allowing residents to move between amenities without stepping outside regardless of season.

The brand's first project, Wave Międzyzdroje Resort & Spa, comprises more than 400 apartments virtually all soldwith a private beach and over 100 cultural and sporting events organised each season.
Green House Development manages the entire property in-house, from reception to food and beverage.
Its second project, Wave Świnoujście Thermal & Spa, sold nearly 60% of its initial 218-apartment pool within the first six months of sales, despite still being at the demolition stage at the time. Completion is scheduled for Q2 2029.

Those numbers give Wave Ustka a credible commercial foundation before a brick has been laid.
Poland's Baltic coast has shown consistent appetite for resort-style residential product that extends its appeal beyond the summer months.
Wave Ustka's thermal and spa offering, year-round connectivity between buildings and seafront pine forest setting are all designed with that extended season in mind and Green House Development has the operational track record to back it up.
