HoABL, NITCO Partner for Rs 4,500 Crore Alibaug Project

The House of Abhinandan Lodha Estate Holdings Pvt Ltd (HoABL) has partnered with NITCO Limited. Together, they will develop a 40-acre mixed-use project in Alibaug.

The estimated revenue potential is Rs 4,500 crore. The project will comprise luxury apartments, high-end townhouses and a boutique hotel, the company said on August 25.

The joint development is expected to generate Rs 3,000 crore in revenue for HoABL, and Rs 1,500 crore for NITCO, over five years.

This will be HoABL's second development in Alibaug, after Sol de Alibaug, which the company said has attracted a high-end clientele.

Deal structure and what the project will include

HoABL, through its wholly owned subsidiary HoABL Impactum Land Pvt Ltd, has entered into a Memorandum of Understanding.

The agreement is with NITCO Limited, its subsidiary NITCO Realties Pvt Ltd, and promoter Vivek Talwar.

It covers development of land parcels at Thal and Lonare in Alibaug, Raigad.

Further details on location, configuration, project timeline and hospitality partner are yet to be announced.

HoABL envisages an investment of Rs 1,000 crore, largely towards construction. Key features of the project include:

  • Design by global architects and partners
  • An integrated, premium destination combining residences, curated amenities and hospitality
  • A boutique luxury hotel proposed to operate under the Miros brand

What Abhinandan Lodha says about the partnership

Abhinandan Lodha, Chairman of The House of Abhinandan Lodha, said the joint venture represents an important step in the company's journey.

He said it aims to create differentiated, high-quality destinations by bringing together premium residential formats, such as apartments and townhouses, with a boutique hospitality offering.

According to NITCO, the transaction remains subject to conditions precedent, statutory approvals and execution of definitive agreements.

NITCO clarified that HoABL Impactum is not related to its promoter group, and that the transaction does not constitute a related-party transaction.

HoABL's growing footprint in Alibaug

HoABL already has a presence in Alibaug through more than 20 acres of uber-premium plotted and villa developments. This has helped position the region as a high-end coastal investment destination.

Alibaug has rapidly evolved from a quiet coastal town into one of India's premier housing destinations.

This is driven by its natural beauty, lifestyle appeal, expanding infrastructure and rising demand for high-quality living.

The region's developments have attracted a distinguished clientele, including celebrities such as Amitabh Bachchan, Kriti Sanon and Kartik Aaryan, along with several prominent figures from the Indian corporate world.

HoABL has sold over 13 million sq ft to date. It currently has 25 million sq ft under active development, across 19 high-growth locations in five states, built up over the last five years.
