HSBC Electronic Data Processing India Private Limited has strengthened its presence in Hyderabad by sub-leasing approximately 2.03 lakh square feet of Grade A office space in Gachibowli under a deal valued at nearly ₹388 crore. According to property registration documents accessed by Propstack, the office space has been taken on sub-lease from Executive Centre India Limited at Phoenix H09, located within Avance Business Hub in Hyderabad's prime commercial corridor. The agreement highlights continued demand for premium office space from multinational corporations as Hyderabad further strengthens its position as one of India's leading commercial real estate destinations.

The registered agreement covers the entire third office floor (Level 8) and fourth office floor (Level 9), comprising a super built-up area of 2,03,755 square feet and a carpet area of 1,30,802 square feet. The lease was registered on June 30, 2026, while both the lease commencement and rent commencement dates began on July 1, 2026. The transaction reflects HSBC's long-term commitment to expanding its technology and business operations in Hyderabad, a city that continues to attract major global financial institutions and Global Capability Centres (GCCs).

Lease Terms and Financial Details

The office space has been sub-leased for a period of four years and seven months at a monthly rental of ₹6.42 crore, translating to a rental rate of ₹315 per square foot. Over the entire lease period, the total rental commitment is estimated at around ₹388 crore. HSBC has also deposited a security amount of ₹38.51 crore with the sub-lessor. The agreement includes a 5% annual rent escalation, reflecting prevailing trends in Hyderabad's premium commercial office market.

Parking and Occupancy Arrangements

The lease provides HSBC with 250 paid car parking spaces. Of these, 204 parking slots have been leased at ₹3,500 per slot per month, while the remaining 46 slots are charged at ₹4,500 per slot each month. Before the official commencement of the lease, HSBC also entered into a one-time occupancy arrangement for June 2026, paying ₹110 per square foot along with common area maintenance (CAM) charges of ₹15.50 per square foot to facilitate early access to the premises.
