Jaguar Land Rover Technology & Business Services India has secured a lease for 1.46 lakh sq ft of office space at Brigade Tech Gardens in Bengaluru. The expansion signals JLR’s continued focus on building its India-based Global Capability Centre, which plays a critical role in engineering, digital mobility, and advanced automotive R&D.

Deal Structure and Financials

The five-year lease is priced at a warm-shell rate of ₹65 per sq ft per month. With additional fit-out costs factored in, monthly payments are expected to reach approximately ₹1.67 crore. The total rental commitment over the lease period is estimated at ₹106 crore, backed by a substantial security deposit. The agreement also includes a scheduled 15% rent escalation every three years.
