Veteran actor Jeetendra Kapoor has long been known as one of Bollywood's most astute real estate investors. He recently revealed that the bungalow he bought in Mumbai's upscale Pali Hill decades ago for just ₹4.25 lakh is now estimated to be worth around ₹450 crore.

How the Bungalow Purchase Happened

Jeetendra recalled buying the property from late actor Bharat Bhushan, who was facing financial difficulties at the time. His father encouraged him to buy it, marking a shift from their modest lifestyle, having grown up with eight family members sharing a 20x10 room in a chawl. The bungalow came with a 3,450 sq ft plot at the same price.

A Windfall From Redevelopment

Years later, when a developer approached him with a redevelopment proposal, Jeetendra agreed to the deal. He said the Burma teak wood used in the bungalow's construction alone fetched him ₹11.5 lakh, nearly three times what he had paid for the entire property.

The Family's Recent Deals Worth ₹1,400+ Crore

Jeetendra Kapoor and his family have executed real estate transactions worth more than ₹1,400 crore over the past two years. In May 2025, the family sold a 2.39-acre Andheri land parcel to NTT Global Data Centres for ₹855 crore, the largest real estate deal by a Bollywood family that year.

In June 2025, Jeetendra and daughter Ekta Kapoor sold a Worli apartment for ₹12.25 crore. Most recently, in January 2026, Jeetendra and son Tusshar Kapoor sold a Chandivali commercial property to NTT Global Data Centres for ₹559 crore.

A Long-Term, Patient Strategy

A real estate consultant tracking the Mumbai market said Jeetendra's track record reflects a patient, long-term investment approach rather than frequent trading, benefiting from decades of sustained appreciation in Mumbai's scarce, high-value land.
