
Sharjah developer Alef Group has sold out the first phase of Linar, its waterfront residential project on the Al Mamzar Corniche, and has now released Towers D and E for sale. Towers A, B and C were absorbed entirely before the next phase opened, a sequence that points to demand running ahead of supply at one of the last prime residential plots directly on the corniche, offering over 300 metres of water frontage.
Alef Group said the buyer profile has broadened beyond local purchasers to include frequent travellers, global executives and international investors.
The project's position 10 to 15 minutes from Dubai International Airport and 20 minutes from Sharjah International gives it an unusually strong connectivity argument for a waterfront address that is still priced at a Sharjah premium rather than a Dubai one.
A further tailwind is the recently announced AED 750 million road and tunnel project by Sharjah's ruler, which is intended to give residents uninterrupted access to Dubai. That kind of infrastructure commitment, arriving while a project is still selling, tends to move sentiment quickly in markets where commute times are a genuine purchase consideration.

The sell-out sits inside a wider surge in Sharjah's real estate activity. Transactions in the emirate hit a record AED 18.5 billion in the first quarter of 2026 alone, a figure that suggests the market is absorbing product faster than it has historically. Waterfront supply on the Al Mamzar Corniche is structurally constrained, which gives projects like Linar a scarcity argument that most inland developments cannot make.
Raed Kajoor Al Nuaimi, CEO of Alef Group, said the sell-out demonstrates growing appetite for waterfront communities that combine quality living, connectivity and long-term value. He added that the opening of Towers D and E marks the next stage in bringing the company's vision for modern coastal living to life.
Whether demand holds at the same pace across the new towers will be a telling measure of how deep Sharjah's waterfront buyer pool actually runs.
