
Alef Group has unveiled Linar, a landmark waterfront residential development in Al Mamzar, Sharjah, with an investment value of AED 4 billion ($1.1 billion). The project marks the developer's first direct waterfront community and represents one of the largest residential launches in Sharjah this year. The development is designed to strengthen Sharjah's position as a premium residential and investment destination while offering a new coastal lifestyle experience.
Linar will consist of five residential towers and one commercial tower, rising between 50 and 55 storeys. The master-planned project will deliver a total of 2,620 residential units, including one-, two-, and three-bedroom apartments as well as a limited collection of luxury penthouses overlooking the waterfront. Retail outlets, restaurants, and service facilities will also be integrated into the project.
The first phase includes Tower A, with residents expected to begin moving in from 2030 onwards. Following strong market demand, Alef expanded Expressions of Interest (EOIs) beyond Tower A to include Towers B and C. All Phase 1 EOIs have already been fully reserved, representing 1,572 residential units with a combined value exceeding AED 2 billion.
The project enjoys a strategic location between Sharjah and Dubai at the intersection of Corniche Road and Al Taawun Street. Residents will benefit from direct waterfront access while remaining connected to major commercial and lifestyle destinations.
Key attractions located nearby include Al Mamzar Beach Park, Sharjah Aquarium, and Expo Centre Sharjah. Both Sharjah International Airport and Dubai International Airport can be reached within approximately 15 minutes, enhancing the project's appeal to residents and investors alike.
One of the project's standout features is its 325-metre sea-facing frontage overlooking Al Mamzar Beach. The development has been designed to maximize waterfront views, offering residents panoramic vistas of the Arabian Gulf, Sharjah skyline, and surrounding coastline.
