Alef Group has launched Seef Residences, an AED 1.2 billion waterfront residential development in Al Khan, Sharjah, attracting expressions of interest equivalent to 150% of its 862 residential units within one hour.
The project was officially launched on October 20, 2026, at Al Jawaher Reception and Convention Centre in Sharjah, with completion anticipated on September 30, 2030.
The launch event drew more than 2,000 attendees. The development combines one, two, three and four-bedroom residences with a limited collection of penthouses, alongside beach access, landscaped areas, residential amenities and a publicly accessible waterfront promenade.
The project covers approximately 30,287 square metres at a peninsula setting near Al Mamzar Lake, Al Khan Lagoon and the Arabian Gulf. It includes approximately 100 metres of direct beach frontage, 150 metres of canal waterfront and 125 metres along Al Khan Lagoon.
Three of the five residential buildings directly face the beach, while two are elevated above a three-level podium.
The wider development includes landscaped gardens, recreational areas and approximately 1,500 square metres of retail and food and beverage space along the waterfront promenade.
Amenities include lap and family pools, a podium pool, children's play areas, a splash pad, a yoga deck, pool cabanas, majlis seating, a sensory garden, a youth activity centre, a gym and a barbecue and communal dining garden.
The architecture incorporates contemporary coastal design, Neo-Art Deco references and horizontal balcony bands.
Launch prices start at AED 895,000 for one-bedroom residences, AED 1.295 million for two-bedroom homes and AED 2.195 million for three-bedroom residences. Pricing for four-bedroom residences and penthouses is [not stated in source].
Raed Kajoor Al Nuaimi, CEO of Alef Group, said buyers increasingly assess how a development supports everyday living, rather than considering only the individual residence.
He described Seef as part of the group's approach to integrated residential destinations and long-term community value.
According to data from the Sharjah Real Estate Registration Department, the emirate recorded AED 46.8 billion in real estate transaction value between January and September 2026, an increase of 5.6% compared with the same period a year earlier.
The period included 91,560 transactions, of which 24,749 were sales transactions.
Al Khan recorded 1,581 sales transactions worth approximately AED 2 billion during the period.
The project is also positioned near schools, healthcare facilities and routes towards Dubai.
The source lists Al Khan Lagoon and Al Khan Beach Park at approximately two to five minutes away, Victoria International School of Sharjah at five to seven minutes and Oriana Hospital at five to ten minutes.
