Property buyers in Maharashtra can now check a land parcel's ownership history, mutation entries, registered transactions, maps, measurement details and revenue court status through a single digital gateway.
The MahaBhumi Stack, launched in September 2026 by the state's revenue and forest departments, integrates information previously spread across three separate platforms Mahabhulekh, Mahabhunakasha and IDRS (Integrated Departmental Registration System) into one portal.
What the Stack Brings Together
For any land parcel searched through the platform, users can access:
- Current rights holder details
- 7/12 extract and 8-A records
- Previous mutation (Ferfar) entries
- Registered transaction references
- Survey information, village maps and measurement details
- Encumbrance details and revenue court case status
- Document no. 2 (Index-II) records from the registration department
The platform draws on a large digitised repository: more than 3.5 crore 7/12 and 8-A records, over 1.5 crore land maps and property cards, and more than 40 crore historical scanned records and old documents.
How to Search a Property
The stack provides a single gateway for ten major land-service categories. For rural properties, users enter the survey or gut number.
Urban properties can be searched using the city title survey or city survey numbers.
A state settlement commissioner's office official clarified that the service is primarily designed for city survey numbers, and is not applicable to flats or properties without individual records.
Citizens can register and access the portal through the MahaBhumi page by selecting rural or urban options and providing standard personal details.

What It Means for Buyers and the Market
Settlement Commissioner Shailesh Naval said the system allows people to access property information in one place instead of going to different systems, adding that it will also help them verify property details themselves.
He described the platform as developed on the lines of the Digital Land Records Programme guidelines of the Central government, as part of a re-engineering process to improve ease of doing business and transparency in transactions.

For prospective buyers, the combined information can help establish the recorded ownership and transaction history of a property and flag issues requiring further verification before proceeding with a deal.
Property agents welcomed the development as a long-pending demand. Reducing the need to visit multiple offices and depend on intermediaries to piece together records addresses one of the most persistent friction points in Maharashtra's property transaction process.
The system is also intended to make land-related services easier to access for citizens in both rural and urban areas, while improving transparency and reducing the scope for fraud arising from fragmented records.
