Majid Al Futtaim Begins EGP 500M Construction at JUNCTION Cairo

Majid Al Futtaim has officially commenced construction of JUNCTION, a large mixed-use business park in West Cairo, with enabling works valued at approximately EGP500 million. The construction marks the first phase of a broader investment programme exceeding EGP20 billion and represents the company's latest expansion in Egypt's commercial real estate sector.

The development is strategically located adjacent to Mall of Egypt and is designed as a fully integrated destination combining office, retail, hospitality, and lifestyle components within a single project. The groundbreaking signals the transition from planning to active execution and lays the foundation for future phases of the development.

Project Scale And Development Components

JUNCTION will span approximately 99,000 square metres of built-up area and will feature eight office buildings containing around 440 office units. Office spaces will start from 65 square metres, targeting businesses seeking flexible workspace solutions in one of Cairo's fastest-growing commercial districts.

A five-star hotel operated by 25hours Hotels by Ennismore will also form part of the development.

The development will provide approximately 1,250 parking spaces and seven dedicated drop-off zones, supporting accessibility for businesses, visitors, and hotel guests.

Sustainability And Infrastructure Focus

JUNCTION is targeting LEED Gold Certification and will incorporate energy-efficient systems, smart access technologies, electric vehicle charging infrastructure, and high-speed fibre-optic connectivity. According to Majid Al Futtaim, the project is expected to achieve up to 40% savings in energy consumption related to HVAC systems and waste management.

Strategic Location In West Cairo

The business park benefits from direct connectivity to major transportation corridors including Al Wahat Road, the Cairo-Alexandria Desert Road, and the Ring Road. The project is located approximately 7 minutes from the Ring Road and Mall of Egypt Monorail Station, while major landmarks such as Sphinx International Airport, the Grand Egyptian Museum, and the Giza Pyramids are within a 20–25 minute drive.
