
METRA Developments has launched Liwan Residence. This is a fully integrated residential community in West Cairo, comprising standalone and twin villas only.
The project is located in the Green Belt area on Al-Wahat Road, within the first villa zone along the road. It covers a total area of five feddans.
The project's design draws on the traditional Arab iwan, reinterpreted through a contemporary vision suited to modern lifestyles. The layout is focused on privacy and the efficient use of indoor and outdoor spaces.
Mohamed El Shihaby is CEO of METRA Developments. He said the selection of Liwan Residence followed a study of the location, the characteristics of the surrounding area, and residential demand.
He added that this aligns with the company's strategy of developing projects that create tangible value for customers.
Liwan Residence comprises standalone and twin villas. Unit sizes range from 266 sqm to 349 sqm.
The master plan takes into account outdoor spaces, circulation paths, social areas, and dedicated children's spaces.
The development sits close to several key destinations in West Cairo. It is one minute from the October Monorail, four minutes from New Cairo University and Al-Wahat Road, and 12 minutes from Boulevard Axis.
It is also 12 minutes from Badya University and Ahram Canadian University, and 15 minutes from Jirian Compound.

El Shihaby said the project's development is based on integrating expertise from several specialised partners.
He added that the company's "Every Square Meter Matters Every Square Meter is an Opportunity" philosophy is reflected in the project's planning and unit layouts.

The launch follows more than 15 years of activity by METRA Developments in contracting and real estate development.
The company has delivered 15 projects and more than 300 units. Total investments to date stand at EGP 750 million.
METRA Developments said it plans to continue expanding in the Green Belt area and other new urban communities, building on the momentum generated by Liwan Residence and its growing footprint in West Cairo's villa market.
