
Nadiadwala Grandson Entertainment Private Limited has leased two additional office premises at Lotus Grandeur in Mumbai's Andheri West.
The company executed a Leave and License Agreement with Rhea and Dia Enterprises Private Limited for office premises 801 and 802 on the eighth floor of the building.
The 11-month licence commences on 1 November 2026, at a monthly fee of ₹5 lakh totalling ₹55 lakh for the tenure. The full amount has been paid in advance.
Two reserved car parking spaces in the stilt area are included. The agreement was registered on 21 September 2026, according to documents accessed by CRE Matrix.
This transaction is the second lease agreement between Nadiadwala Grandson Entertainment and Rhea and Dia Enterprises in the same building within the same month.
The first agreement, registered on 1 September 2026, covered office premises 803 and 804 also on the eighth floor of Lotus Grandeur for 28 months starting 1 August 2026.
That deal carried a monthly licence fee of ₹8.27 lakh, a total rent of ₹2.46 crore and a security deposit of ₹30 lakh.
Together, the two transactions give Nadiadwala Grandson Entertainment a four-unit presence across the eighth floor of Lotus Grandeur, with arrangements spanning different tenures and payment structures:

The Lotus Grandeur transactions are consistent with a broader pattern of commercial property activity by Nadiadwala Grandson Entertainment.
In October 2025, the production house purchased two apartments in Mumbai's Prabhadevi for ₹36.57 crore, including a 2,390 sq ft apartment on the 23rd floor of Hubtown Twenty Five North for ₹18.57 crore.

Andheri West's Veera Desai Road corridor has long been a commercial hub for production houses, media companies and creative businesses. Lotus Grandeur sits within that established ecosystem, offering the kind of professional-grade commercial space that entertainment industry operations increasingly require.
For Rhea and Dia Enterprises, leasing two sets of offices to a major production house across back-to-back agreements in the same building signals a productive landlord-tenant relationship and a tenant committed to maintaining a meaningful footprint in the area.
