
OMNIYAT has recorded the highest-value residential transaction in Palm Jumeirah's AED20 million-plus off-plan segment during the first half of 2026.
A residence at The Alba Residences sold for AED225.965 million ($61.5 million). The deal also achieved the segment's highest price per square foot at AED11,227 ($3,057).
OMNIYAT recorded 14 qualifying transactions in the segment during the period.

The H1 2026 performance covers three Palm Jumeirah developments The Alba Residences, ORLA and ORLA Infinity. Each sits in the ultra-luxury tier.
Each targets a buyer profile that is international, HNWI or UHNWI and focused on quality, privacy and long-term value in a globally recognised address.

For OMNIYAT, topping three simultaneous rankings in a single half-year across a competitive field of Palm Jumeirah developers points to a product and pricing strategy that is working in a segment where buyers are less rate-sensitive and more quality-driven.
The AED11,227 per sq ft ceiling it achieved in H1 is a benchmark that will set expectations for the rest of the year both for OMNIYAT's own pipeline and for competing developers targeting the same international buyer base on the Palm.
