Pavăl Holding Acquires Land Next to Swiss Luxury Resort

Pavăl Holding has acquired a 6,582 sq m plot next to the Waldhaus Flims Wellness Resort in Flims, Switzerland.

The Romanian investment group paid CHF 4 million for the land, according to Romanian Hospitality Newsletter.

The acquisition expands Pavăl Holding's existing investment around the luxury resort.

Site Currently Houses a Curling Arena

The plot currently contains a curling arena.

The arena is expected to be vacated in spring 2027.

After the site is cleared, the current plans envisage its redevelopment to provide additional accommodation for the resort.

The plans could include serviced apartments, although the final development has not been confirmed.

Land Will Support Resort Expansion

The acquisition gives the resort additional land for future accommodation.

The site is located directly next to the Waldhaus Flims Wellness Resort.

Pavăl Holding and Apex Alliance acquired the Swiss resort in 2024.

The partners have been working on the repositioning and renovation of the property since the acquisition.

Waldhaus Flims Is a Historic Resort

The Waldhaus Flims Wellness Resort was established in 1877.

The resort is located in the Swiss Alps in the Flims-Laax-Falera region.

The property includes several buildings, accommodation, restaurants and a spa and wellness centre.

It also has leisure and event facilities.

New Accommodation Could Increase Capacity

The additional plot could allow the resort to increase its accommodation capacity.

The current development concept focuses on adding new accommodation rather than creating a separate standalone project.

Serviced apartments are among the potential uses being considered for the site.

However, the available information does not confirm the final number of units or their design.

Transaction Includes Development Conditions

The land is subject to existing legal conditions.

A servitude established in 2016 restricts certain competing activities on the site, including spa, massage and salon services.

The restriction is scheduled to expire on December 31, 2026.

The transaction also includes a limited pre-emption right in favour of the local municipality.

Pavăl Holding Expands Swiss Hospitality Portfolio

The latest acquisition strengthens Pavăl Holding's position in the Swiss hospitality market.

The company is owned by Romanian entrepreneurs Dragoș and Adrian Pavăl, founders of Dedeman.

The investment in the additional plot follows the acquisition of the Waldhaus Flims resort with Apex Alliance.

The partners are using the additional land to explore further accommodation capacity around the existing resort.

Future Development Remains at Planning Stage

The curling arena is expected to remain on the site until spring 2027.

Any new accommodation will therefore follow the planned vacation and redevelopment of the existing facility.

The final number of rooms or apartments, construction schedule and project design have not been announced.

The acquisition nevertheless gives Pavăl Holding and its partners additional development land next to their Swiss luxury resort.
