In a significant step for urban regeneration, Platform4 and Bloc Group have formally lodged planning applications to develop a new residential quarter in Cambridge. The proposed project, located on a disused plot of railway land adjacent to Cambridge North station, aims to deliver 425 build-to-rent (BTR) homes. This development is part of a wider masterplan to transform underused brownfield sites into dynamic living and working spaces centred around rail infrastructure.

Partnership and Funding Structure

The project is being progressed through blocwork, a joint venture between Bloc Group and Network Rail. To ensure the commercial viability of the large-scale scheme, Grainger plc is set to forward fund the development. Upon its anticipated completion, Grainger will also assume long-term management of the residential units. The residential mix includes a commitment to social value, with 62 units designated as affordable housing.

Masterplan Integration and Community Benefits

Beyond providing new housing, the 425-unit quarter is designed to integrate seamlessly into the broader Cambridge North station quarter masterplan. The planning submission includes several key public realm and infrastructure enhancements intended to benefit the local community:

  • The creation of a Wild Park and new allotment spaces for resident use.
  • Significant highway improvements and the development of dedicated cycle and busways to enhance local connectivity.
  • Regeneration of vacant brownfield land to improve the overall station environment and provide fare box benefits for the rail network.

Strategic Role of Platform4 in Rail Regeneration

The involvement of Platform4, which combines the property development arms of Network Rail and London & Continental Railways (LCR), underscores the project's strategic importance. By repurposing surplus rail land, the entity aims to unlock economic value that can be reinvested back into the national rail network. This Cambridge scheme contributes to a wider national pipeline where Platform4 and its partners aim to deliver 40,000 homes over the next decade across various transit hubs in England and Wales.
