PMAY Urban 2.0

PMAY Urban 2.0 is a housing initiative launched by the Ministry of Housing and Urban Affairs to support eligible urban families in purchasing, constructing or renting affordable homes. The scheme aims to reduce the financial burden of housing and improve access to homeownership for lower and middle-income households.

The programme is designed for families that do not own a pucca house anywhere in India. A beneficiary household may include a husband, wife and unmarried children.

  • Economically Weaker Section (EWS): Annual household income up to ₹3 lakh
  • Low Income Group (LIG): Annual household income between ₹3 lakh and ₹6 lakh
  • Middle Income Group (MIG): Annual household income between ₹6 lakh and ₹9 lakh
  • Applicant household should not own a pucca house anywhere in India
  • Aadhaar-linked verification is required for all family members

Four Components of PMAY Urban 2.0

The scheme has been structured around four major components to address different housing requirements in urban areas.

  • Beneficiary Led Construction (BLC) – Financial assistance for eligible families to construct new houses on their own land.
  • Affordable Housing in Partnership (AHP) – Support for EWS beneficiaries to purchase homes developed through partnerships involving public and private agencies.
  • Affordable Rental Housing (ARH) – Affordable rental housing options for eligible urban residents.
  • Interest Subsidy Scheme (ISS) – Interest subsidy support on housing loans for eligible beneficiaries.

Each vertical has been designed to address specific housing needs, whether through ownership, construction or rental accommodation.

Interest Subsidy Scheme and Key Benefits

The Interest Subsidy Scheme (ISS) is one of the key components of PMAY Urban 2.0. Eligible beneficiaries can receive an interest subsidy of up to ₹1.80 lakh on housing loans, helping reduce borrowing costs and making monthly repayments more manageable.

To qualify under the ISS component:

  • Home loan amount can be up to ₹25 lakh
  • Property value should not exceed ₹35 lakh
  • Eligible homes can have a carpet area of up to 120 sq m
  • The property cannot be sold or transferred within five years from the first loan disbursal

PMAY Urban 2.0 aims to provide assistance to one crore eligible urban families and is focused on improving housing affordability through financial assistance, interest subsidies and multiple housing support options. The scheme reflects the government's effort to expand affordable housing access while supporting inclusive urban development.
