PSN Launches Second Sales Phase in Prague

Czech developer PSN is opening the second sales phase of its Žít Braník residential project.

The project is located in Prague's Braník district. This phase releases a further 20 units. These come in one- and two-room layouts.

The building was originally constructed in 1932. It will ultimately offer 72 units in total.

Reconstruction is planned for completion in December 2027. Handovers are scheduled for the first quarter of 2028.

Reconstruction Plans

The reconstruction is designed by ONN architects. It will restore the building's original facade. This includes its characteristic profiling, decorative brick elements, and colour scheme.

Previously non-residential parts of the building will also be converted. This includes turning the attic into living space.

• New self-supporting balconies added on the south-western side
• New lifts inserted into three existing internal light wells
• Improved floor-to-floor accessibility throughout the building

What the Developer and Architect Said

Jaroslav Macháč is the sales director at PSN. He said Žít Braník is the type of project where it makes sense to work with what already exists in the city.

He noted the building has almost a century of history and a firm place in Braník. He added that the architecture needs preserving while preparing it for several more decades of use.

Ondřej Šimša is an architect at ONN architects. He said the design drew on the original character of the building.

He explained that the team looked for ways to preserve this character during a substantial transformation of the building's internal functioning.

He added that new interventions were designed to work naturally alongside the original architectural elements and proportions.

Additional Upgrades

Beyond the facade, the building will receive entirely new electrical, water, and sewage installations.

Gas heating will be replaced by an electric system. This includes underfloor heating and local heat-recovery units.

The shared garden will also be redesigned. It will include a pergola, outdoor fitness equipment, a pétanque court, and children's swings. Eight new parking spaces will be added, accessed from Bezová street.

Protection measures for common swift nesting will also be installed on the south-western facade.
