Quantum Real has acquired a plot adjacent to its Quantum Gliwice logistics development, unlocking space for an additional 20,000 sqm of warehouse capacity.
The complex will ultimately exceed 60,000 sqm. Construction of the first phase 43,000 sqm of leasable space is already underway.
Building permits and financing are in place. Handover is scheduled for Q1 2027. Adamietz Construction is the general contractor for Phase 1.
A Location Built Around Motorway Access
The site sits directly adjacent to the A4 motorway, approximately 3 km from the Sośnica interchange where the A1 and A4 motorways meet.
That junction is one of the most strategically important logistics nodes in southern Poland. It provides access to the Silesian metropolitan area and connects directly to transport corridors running into the Czech Republic, Germany and Slovakia.
For a distribution-focused occupier, the location is close to ideal.

First Tenant and Speculative Space Running in Parallel
North Coast, a distributor of Italian and Mediterranean food products, has been confirmed as the first tenant at Quantum Gliwice.
Its space will be tailored to its operational requirements. Alongside it, Phase 1 also includes a speculative section general-purpose warehouse space available to the market from Q1 2027.
Running both bespoke and speculative product within the same phase gives Quantum Real flexibility on occupier mix without waiting for the full project to be leased before beginning.

LCube Joins the Shareholder Structure
LCube has joined as a shareholder in the company delivering Quantum Gliwice and is working alongside Quantum Real on the project's development.
Over the past five years, LCube has delivered more than 100,000 sqm of modern warehouse and manufacturing space across Poland, including projects in Szczecin, Rzeszów and the Wrocław region.
Its involvement here is consistent with a stated strategy of expanding into key Polish logistics locations.
Robert Szafarz, Head of Leasing at Quantum Real, said the adjacent plot acquisition reflects the company's long-term assessment of Upper Silesia's potential and growing market interest in the project.
He added that the phased approach allows Quantum Real to adapt future decisions to market conditions, while the LCube partnership strengthens the company's position in Poland's logistics market.
For Upper Silesia already one of Poland's most active industrial corridors a project of this scale and location arriving in Q1 2027 adds to a supply pipeline that has struggled to keep pace with occupier demand across the region.
