<p>Archi, a real estate developer in Georgia, has unveiled the next phase of Archi Grand Avenue, a GEL 2 billion ($770 million) mixed-use development in Tbilisi. </p>

<p>Spanning 21 hectares, the project will combine residential properties, hospitality, commercial facilities and public spaces, with a five-star Hilton hotel, Wyndham Residences and 15 hectares dedicated to recreation.</p>

<p>The new phase introduces branded hospitality and residential offerings alongside an integrated urban district designed to accommodate living, working and leisure activities. </p>

Archi, a real estate developer in Georgia, has unveiled the next phase of Archi Grand Avenue, a GEL 2 billion ($770 million) mixed-use development in Tbilisi. Spanning 21 hectares, the project will combine residential properties, hospitality, commercial facilities and public spaces, with a five-star Hilton hotel, Wyndham Residences and 15 hectares dedicated to recreation. Archi Grand Avenue Expands Its Mixed-Use Development The new phase introduces branded hospitality and residential offerings alongside an integrated urban district designed to accommodate living, working and leisure activities. Archi said the development is intended to bring together residential ownership, hospitality services and lifestyle infrastructure within one master-planned destination. The next stage was announced at a presentation held at the development, attended by Georgia's prime minister, members of the Georgian government, international partners, media representatives and Archi residents. A symbolic signing ceremony and the placement of a time capsule marked the milestone. According to Archi, more than one in four of its buyers is already international. The developer cited Georgia's location between Europe and Asia and its free-trade agreements with markets including the United Arab Emirates as factors supporting international interest in the country's property market. Residential, Hospitality and Recreational Facilities Archi Grand Avenue is planned across 21 hectares, with 15 hectares allocated to recreational and landscaped areas. The outdoor facilities will include parks, cycling paths, a skatepark, an urban amphitheatre and dedicated children's spaces. The wider master plan also includes restaurants, entertainment venues, a school, a kindergarten, a padel centre, football and basketball courts, a 3,200-square-metre gym and a spa. A planned underground tunnel will provide a direct connection to Tsereteli Avenue. The development's hospitality component includes a five-star Hilton hotel and Wyndham Residences. These branded elements form part of Archi's plan to combine accommodation, residential properties and commercial activities within one destination. Former Railway Factory to Become a Mixed-Use Destination A key element of the project is the adaptive reuse of Tbilisi's former railway carriage factory. The development plan aims to preserve the site's industrial heritage while transforming it into a destination for dining, coworking, retail, technology and entertainment. London-based architecture studio Benoy is leading the factory's transformation, supported by Alkaş & Han Spaces. Chapman Taylor's Madrid studio is developing the Grand Avenue masterplan and Hilton hotel architecture. Australian studio Oculus is contributing to the masterplan and landscape design under landscape designer Bob Earl, while Wei Yap Architecture is developing the wider architectural concept. He described the objective as creating an integrated environment for residential, hospitality, commercial and public uses. David Gesto, director of franchise operations for Wyndham Hotels & Resorts in EMEA, said the company would contribute its hospitality experience and standards to the project. He added that the partnership aimed to establish a new destination for branded residences in Georgia.
