ROSHN Launches Premium Villas at SEDRA

Saudi developer Roshn Group has introduced the first curated collection of villas within its Sedra community in north Riyadh, opening show villas that debut four new bespoke typologies not previously available in the development. The release marks a step up in product specification for a community that already houses more than 3,000 families across a site spanning 20 million square metres.

What the Villas Offer

Available in four and five-bedroom configurations, plots run from 400 sq m up to 650 sq m with ceiling heights reaching 3.2m. Each home is delivered fully turnkey: private swimming pool, landscaped garden, in-home elevator, parking for up to four vehicles and dedicated rooms for a housekeeper and driver.

Interiors feature quartz countertops, concealed air conditioning, top-end sanitary fixtures and large-format windows, while two Salmani-inspired facade options give buyers a degree of exterior choice.

Location and Community Context

Sedra sits 15 minutes from King Khalid International Airport, opposite the Riyadh Expo 2030 site and close to Princess Nourah bint Abdulrahman University. The Curated Collection is positioned near a natural wadi within the community, with direct access to the retail and dining offer at Roshn Front. Mosques, schools, restaurants, sports facilities and green spaces are already operational across the wider development.

The new collection adds a higher-specification tier to what has been a more standardised villa range at Sedra. For Roshn, it tests appetite for bespoke, fully fitted product at the upper end of its portfolio as Saudi Arabia's residential market absorbs fresh supply driven by Vision 2030 homeownership ambitions.
