₹162 Crore Worli Deal: eClinicalWorks CEO's Wife Buys Flat

Radhi Girish Navani, wife of Girish Navani, CEO and co-founder of healthcare technology firm eClinicalWorks, has purchased an ultra-luxury apartment in Mumbai's Worli for ₹162.2 crore. The property, spanning over 6,400 sq ft at Naman Xana on Worli Sea Face, was acquired at an effective rate of nearly ₹2.5 lakh per sq ft, ranking it among the most expensive residential transactions in the city on a per-sq-ft basis, according to property registration documents accessed by Zapkey.com.

What the Deal Covers

The apartment sits on a higher floor of Naman Xana and has a RERA carpet area of 600 sq m, comprising a 540 sq m apartment and an additional 60 sq m balcony. The property comes with four dedicated car parking spaces. It was acquired from Carp Estate Private Limited and Shree Naman Residency Private Limited, with the transaction registered on 3 July 2026.

The buyer paid stamp duty of approximately ₹8.11 crore. A 1% concession on stamp duty was availed because the property was registered in a woman's name, in line with Maharashtra's policy of offering lower stamp duty for female homebuyers. Neither Radhi Girish Navani nor the developer responded to queries at the time of reporting.

Healthcare Wealth Driving Mumbai's Top-End Market

Sandeep Reddy, co-founder of Zapkey, said the transaction "reinforces that the approximately ₹2.5 lakh per square foot threshold is firmly established for unparalleled exclusivity and sea views." He also noted a growing pattern of healthcare and pharmaceutical sector wealth driving the city's highest-value residential purchases, with this deal fitting squarely into that trend.

Naman Xana's Emerging Track Record

This transaction is the latest in a series of high-profile deals at Naman Xana. In May 2026, Tanya Dubash of the Godrej family acquired two sea-facing apartments in the same tower for over ₹294 crore at around ₹2.54 lakh per sq ft. A year earlier, in May 2025, she had purchased a luxury duplex in the same complex for over ₹226 crore, at approximately ₹2.16 lakh per sq ft. The building's most notable deal to date remains the 2025 purchase by Leena Gandhi Tewari, chairperson of USV, who bought two sea-facing duplex apartments for ₹639 crore, with total transaction costs exceeding ₹700 crore, making it the costliest residential property deal recorded in India.

Why Worli Sea Face Holds Its Value

Worli Sea Face commands some of the highest residential values in the country, sustained by uninterrupted sea views, tightly constrained supply and proximity to key commercial districts including Bandra-Kurla Complex, Lower Parel and Nariman Point. The concentration of landmark deals at a single address within a short span suggests Naman Xana has become a benchmark address in its own right, attracting buyers across industries willing to pay a sustained premium for its location and specifications.
