Sara Ali Khan and her mother, Amrita Singh, have leased a 2,545 sq ft commercial unit in Andheri West. The tenant is AI studio firm Upsurge Labs LLP.

The lease runs for five years at a total rent of Rs 3.76 crore. This is according to property registration documents accessed by CRE Matrix.

Lease Details

The office unit is in the Signature building on Veera Desai Road, Andheri West. The leave and licence agreement was registered on September 29, 2026. It has a tenure of 60 months. Upsurge Labs LLP is represented by its partner, Sowmay Jain.

The property has a RERA carpet area of 2,545 sq ft. The agreement includes three car parking spaces. The starting monthly rent is Rs 5,85,350.

The security deposit is Rs 35,12,100, which equals six months of the starting monthly rent. The total rent payable over the five-year tenure is specified at Rs 3.76 crore, according to the registration details.

• Rent-free period: October 1 to November 30, 2026, for fit-out work

Based on the starting rent and the RERA carpet area, the deal works out to about Rs 230 per sq ft per month. This is before the annual escalation.

An email query was sent to Upsurge Labs LLP. The original report said it would be updated if a response is received. Sara Ali Khan and Amrita Singh could not be reached for comment.

Who Is the Tenant

The tenant, Upsurge Labs LLP, is described as an AI studio firm.

It signed the agreement through its partner, Sowmay Jain. The rent-free window lets the firm complete fit-out work before regular rent starts in December 2026.

Saif Ali Khan's Recent Lease

Last week, Sara Ali Khan's father, Saif Ali Khan, was in the news for a commercial lease. He leased two units spanning 5,692 sq ft of RERA carpet area on Andheri Kurla Road in Mumbai.

The monthly rent is Rs 22.76 lakh. The leave and licence agreement was registered on September 29, 2026, for five years, from May 10, 2026, to May 9, 2031.
