Ankur Warikoo discusses buying his first home at 40 based on financial readiness, settling in Delhi and his family's housing needs

Digital finance content creator Ankur Warikoo has shared why he purchased his first home at the age of 40 instead of buying property in his twenties or early thirties.

In an Instagram post, he explained that the decision came down to three factors: knowing where he wanted to settle, having sufficient financial security and understanding what kind of home suited his family.

His experience offers a different perspective on the common expectation that people should purchase their first home as early as possible.

For Warikoo, waiting helped him make a decision based on his financial position, long-term location plans and family's requirements.

1. Certainty About Where to Live

Warikoo's first reason was that he and his wife, Ruchi Budhiraja, were certain they wanted to settle in Delhi by the time they reached 40.

He explained that people in their twenties and early thirties may have greater flexibility to move between cities or countries because their careers and personal circumstances are still evolving.

A future job opportunity or a change in priorities can influence where someone wants to live.

By waiting until their preferred location became clear, the couple felt more confident about making a long-term property commitment.

Their decision reflected a settled preference for Delhi rather than an assumption about where they might want to live years earlier.

2. Financial Security and Affordability

The second factor was affordability.

By 40, Warikoo said he could manage the down payment and monthly equated monthly instalments (EMIs) while maintaining a comfortable lifestyle and providing for his family.

He explained that the same house would not have been affordable for them at 25 or 30.

Waiting allowed the couple to reach a point where the purchase was financially manageable.

This highlights the importance of assessing the full financial commitment involved in buying a first home.

A property purchase requires more than the ability to arrange an initial payment; buyers also need to consider whether regular loan repayments fit their household budget.

3. Clarity About Property and Family Needs

The third reason was having a clearer idea of the home they wanted.

Warikoo and his wife had a particular type of premium property, area and locality in mind. By 40, they understood their preferences more clearly.

Having children had also helped them recognise their family's housing requirements.

Earlier in life, it can be difficult to predict how much space will be needed or which neighbourhood will suit a future lifestyle.

Warikoo explained that life in one's twenties and thirties can involve considerable change.

By the time they bought their home, the couple felt their lives had become more settled, making it easier to choose a property aligned with their needs.

Warikoo's Perspective on Homeownership Timing

Warikoo advised people not to rush into real estate investments simply because they are in their twenties or early thirties.

Instead, he suggested considering whether the timing and finances are right before purchasing a dream home.

His experience does not establish a universal age for buying property.

Rather, it illustrates how financial readiness, location certainty and family requirements influenced his personal decision to buy at 40.
