The Offices at Water Gardens, a 12-storey Grade A office tower in Dubai International Financial Centre, developed by H&H with JLL as exclusive leasing partner

Global real estate services firm JLL has been appointed the exclusive office leasing partner for The Offices at Water Gardens, a 12-storey Grade A office building within Dubai International Financial Centre (DIFC).

Developed by H&H and designed by architect Sir David Chipperfield, the tower will provide 246,737 square feet of leasable office space.

The appointment comes as businesses in Dubai seek high-quality workplaces that offer flexible layouts, modern infrastructure and access to established commercial districts.

JLL will lead the leasing strategy, market analysis, tenant planning and execution of leasing agreements for the development.

Key Features of The Offices at Water Gardens

The tower is designed to accommodate businesses of different sizes, combining smaller office suites with larger workplace formats.

Its workspaces will be delivered on a shell-and-core basis, allowing occupiers to customise interiors according to their operational requirements.

Key features include:

  • 246,737 sq ft of Grade A net leasable office space.
  • A 12-storey office building within the Water Gardens development.
  • Three floors of micro-suites alongside larger office options.
  • Digital connectivity and advanced mechanical, electrical and plumbing systems.
  • Building management systems and destination-controlled lifts.
  • A design focused on occupant wellbeing and workplace productivity.

The building is also targeting LEED Platinum certification. This is a sustainability target, not confirmation that certification has already been awarded.

JLL to Lead Leasing and Tenant Strategy

As the exclusive leasing partner, JLL will use its commercial property expertise to position the building in Dubai's office market.

Its responsibilities include analysing market conditions, developing the leasing strategy, planning the tenant mix and managing leasing transactions.

Ben Johnston, Head of Commercial Agency, UAE at JLL, said the project responds to changing occupier expectations.

He pointed to demand for high-quality office space that supports both office-based work and hybrid collaboration, alongside growing interest in workplaces that help businesses attract and retain talent.

The flexible office formats at Water Gardens are intended to give companies greater choice when selecting and configuring their workspace.

Water Gardens Combines Offices, Homes and Hospitality

The Offices forms part of Water Gardens, a mixed-use destination developed by H&H in the heart of DIFC.

The wider development comprises four buildings arranged around a central garden and pedestrian public space shaped by landscape and water.

The destination brings together several uses:

  • Grade A commercial offices.
  • Residential properties.
  • Hospitality facilities.
  • Retail, dining and lifestyle offerings.

A central water feature connects The Offices with Four Seasons Private Residences Dubai at DIFC, The Carlyle Dubai and Eden House DIFC.

The wider masterplan is designed to connect workplaces with residential and lifestyle destinations.

Completion Planned for 2028

Water Gardens is under development, with completion scheduled for 2028. The office tower adds to the range of commercial spaces available in DIFC, an established financial and business district in Dubai.

With JLL leading leasing activity, the project will target businesses looking for customisable office layouts, modern building systems and a prominent DIFC address.

Its eventual leasing performance will depend on occupier demand and the progress of the development.
