Proposed New Noida expansion across 20,000 hectares, planned to support industrial, commercial and residential development in Uttar Pradesh

The Uttar Pradesh government is planning to develop approximately 20,000 hectares of land under the New Noida project to meet rising industrial demand and support future economic growth.

According to the Times of India report, the expansion is expected to create 5–6 lakh direct and indirect jobs by 2030.

The project is being planned as the Dadri-Noida-Ghaziabad Investment Region (DNGIR). It aims to provide additional land for industrial activity as the existing Noida urban area approaches its development limits.

Why New Noida Expansion Is Being Planned

Noida was established in 1976 as an industrial township near Delhi. Over time, it has developed into a major centre for manufacturing, information technology and commercial activity.

However, growing demand for industrial plots and business space has put pressure on available land. The report states that around 90% of Noida's existing area has already been developed.

The proposed expansion is intended to create more room for businesses and investment. Its potential impact could extend across several property sectors:

  • Industrial real estate: Additional land for manufacturing facilities and industrial plots.
  • Commercial property: Potential demand for offices and business spaces.
  • Warehousing and logistics: More opportunities for storage and distribution facilities.
  • Residential real estate: Potential housing demand linked to employment and population growth.

Investment and Employment Targets

Noida Authority CEO Krishan Karunesh said the New Noida expansion is expected to support industrial growth and employment.

The target is to generate 5–6 lakh direct and indirect jobs by 2030.

Separately, around 120 projects involving potential investments of nearly ₹35,000 crore are expected to be taken forward at the upcoming fifth groundbreaking ceremony.

The proposed projects span several sectors:

  • Data centres and electronics manufacturing.
  • Commercial real estate.
  • Logistics infrastructure.
  • Institutional development.

These projects form part of the wider investment pipeline and should not be confused with completed investments or operational developments.

Land Acquisition and Infrastructure Plans

Land acquisition for New Noida is expected to take place in phases. The pace of development will depend on the acquisition process, infrastructure creation and implementation of the proposed projects.

Connectivity is another important part of the expansion plan.

Three proposed Metro corridors are intended to connect Noida with the multimodal transport hub at Bodaki, Botanical Garden and Gaur City via Char Murti.

Noida already has road links through the Noida-Greater Noida Expressway, Yamuna Expressway, Delhi-Noida Direct Flyway and Eastern Peripheral Expressway. The proposed transport improvements could support access to industrial areas and business destinations.

What New Noida Could Mean for Property Buyers

For homebuyers and investors, the proposed expansion could create new development opportunities over time. However, actual demand will depend on where employment centres emerge and how quickly transport links, utilities and civic infrastructure are delivered.

Before making property decisions, buyers should check the status of land acquisition, planning approvals, infrastructure projects and individual developments. Announced plans do not guarantee future price appreciation or immediate demand.

New Noida's Next Development Phase

The proposed 20,000-hectare expansion is intended to address land constraints and accommodate future industrial activity.

If implemented as planned, it could support additional commercial, logistics and residential development across the wider NCR region. The project's progress will depend on phased land acquisition and the delivery of supporting infrastructure.
