Greenfield Băneasa residential development in northern Bucharest, where 12 buildings containing 982 apartments received BREEAM Excellent certification

BuildGreen has secured BREEAM Excellent certification for 12 residential buildings at Greenfield Băneasa, a housing development by Impact Developer & Contractor in northern Bucharest, Romania.

Issued by BRE Global, the certification recognises the buildings' performance across sustainability and occupant-comfort criteria.

The certification covers 982 apartments across Phases 1, 2, 3 and 5 of UTR3, also known as the Teilor District.

The certified buildings have a combined net internal floor area of 62,706 square metres and more than 96,999 square metres of gross internal floor area.

The project is among Romania's largest BREEAM-certified residential developments, demonstrating how sustainability standards can be applied across a substantial housing portfolio.

Energy and Water Efficiency Features

The certified buildings incorporate several measures designed to manage resource consumption and improve environmental performance. These systems address energy use, water efficiency, monitoring and rainwater management.

Key sustainability features include:

  • Photovoltaic panels for solar electricity generation.
  • Solar thermal panels to harness solar energy.
  • Water-efficient sanitary fixtures.
  • Consumption monitoring systems to track resource use.
  • Rainwater management solutions, which received the maximum score in the assessment.

The buildings also achieved maximum scores for thermal comfort, visual comfort, acoustic performance, ecological value and biodiversity.

These areas assess aspects of the residential environment that can affect both building performance and residents' everyday experience.

Green Spaces and Resident Amenities

The development's parking arrangements help free up space between buildings for landscaping and pedestrian-friendly areas.

Separate above-ground parking structures allow more of the ground-level environment to be used for greenery and shared amenities.

The spaces between buildings include green areas, pedestrian zones and leisure facilities.

These features complement the project's focus on biodiversity and the quality of the residential environment.

By combining building-efficiency measures with outdoor spaces, Greenfield Băneasa addresses both environmental performance and the experience of people living in the development.

Greenfield Băneasa Development Progress

The wider UTR3 development comprises 14 buildings and 1,167 apartments. The 12 certified buildings form part of Phases 1, 2, 3 and 5.

The remaining two buildings, containing 185 apartments, are part of Phase 4, for which a building permit application has been submitted. Construction is expected to begin after the permit is issued.

Construction of the certified buildings took place between 2021 and 2026.

BuildGreen's certification process covered the design stage through to completion, requiring monitoring and verification over the project's extended construction period.

The company operates offices in Bucharest and Prague.

The Greenfield Băneasa certification adds a substantial residential project to Romania's portfolio of assessed buildings.

It also highlights the role of energy efficiency, water management, biodiversity and occupant comfort in large-scale residential development.
