Siddhivinayak Temple Trust's approved ₹94.12 crore acquisition of 20 adjoining residential and commercial units at Ram Mansion in Prabhadevi, Mumbai

The Maharashtra government has approved a ₹94.12 crore proposal by the Shree Siddhivinayak Ganpati Mandir Trust to acquire 20 residential and commercial units in Ram Mansion Cooperative Housing Society in Prabhadevi, Mumbai.

The purchase forms part of a wider ₹100 crore temple expansion plan focused on improving facilities for devotees and managing large crowds.

The adjoining property is located near the temple's existing waiting hall. Acquiring the units is expected to provide additional space for visitor facilities and help address congestion during festivals and other busy periods.

Key Details of the Property Acquisition

The approved purchase covers residential and commercial premises in a three-storey building situated on a 708-square-metre private plot.

  • Total approved cost: ₹94.12 crore, including stamp duty, registration charges and incidental expenses.
  • Residential units: ₹66,000 per square foot, based on existing carpet area, with an additional 40% carpet area included in the offer.
  • Commercial premises: ₹1.11 lakh per square foot.
  • Funding: The temple trust will use its available funds, with no financial burden on the state government.

The state Law and Judiciary Department, which oversees the trust, issued the government resolution approving the purchase consideration.

What the Additional Space Will Be Used For

The proposed acquisition is intended to improve how the temple accommodates devotees, particularly when visitor numbers rise. The government order identifies several possible uses for the newly acquired space:

  • Better queue management and waiting arrangements.
  • A canteen and kitchen.
  • Storage facilities.
  • Accommodation for pilgrims.
  • Limited parking facilities.

The temple currently faces space constraints because devotees visit from across India and abroad. During peak periods, the trust incurs recurring expenses on temporary structures and crowd-management arrangements.

Additional permanent space could help the trust organise these facilities more effectively. The exact layout and implementation of the proposed facilities have not been specified in the reported approval.

Part of a Larger Temple Expansion Plan

The purchase is one component of the trust's broader ₹100 crore expansion programme. The trust is also in discussions to acquire the adjoining Siddhivinayak Cooperative Housing Society, which stands on land owned by the trust.

Together, the two plots cover approximately 1,800 square metres, according to the report. Any further acquisition would be separate from the currently approved Ram Mansion purchase.

Purchase Rates Were Approved Earlier by the Trust

The trust's managing committee had given in-principle approval for the residential purchase rate on March 31, 2025.

It subsequently approved the proposed rate for commercial premises on July 7, 2025, subject to government clearance.

The government approval comes amid increased scrutiny of the trust's finances. More than two months earlier, the state had ordered an audit of the trust's accounts for the previous five years following allegations of theft of devotees' donations.

What the Approval Means

The clearance gives the trust approval to proceed with the proposed acquisition at the stated consideration.

The planned expansion aims to provide more space for essential visitor services and improve crowd management at one of Mumbai's prominent religious landmarks.
