Schloss Bangalore, the hospitality brand backed by Brookfield and known for operating The Leela hotels, is set to make a grand entry into Mumbai’s prime commercial hub, Bandra Kurla Complex (BKC). The company, in partnership with Arliga Ecospace Business Park Pvt Ltd and Schloss Chanakya Pvt Ltd, has secured an 80-year lease on a prestigious BKC plot, where it will develop a mixed-use project anchored by a 250-key luxury hotel.
This high-profile transaction is part of two major land deals recently signed by the Mumbai Metropolitan Region Development Authority (MMRDA). Alongside Schloss Bangalore, Goisu Realty Pvt Ltd—the Indian arm of Japan’s Sumitomo Realty & Development Company—has also secured an 80-year lease for two additional BKC land parcels.
The official allotment letters for these coveted plots were handed over on June 3, in a ceremony graced by Maharashtra Chief Minister Devendra Fadnavis and Japan’s Consul-General Koji Yagi. The three plots together span 86,321.80 square meters and have generated a staggering ₹3,840.49 crore for MMRDA, with the average price per square meter soaring to ₹4,44,902.80—well above the reserve price.
The infusion of funds from these record-setting leases will bolster MMRDA’s ambitious infrastructure initiatives, including new metro lines, elevated corridors, and vital connectivity projects across the Mumbai Metropolitan Region. MMRDA’s revenue streams are largely fueled by land leases, metro operations, and infrastructure-related activities.
The plots acquired by Schloss Bangalore and Goisu Realty were part of a February 2025 MMRDA tender. While three plots were successfully awarded, four others—including three residential and one commercial—did not receive bids and are expected to be re-tendered soon. Goisu Realty’s previous BKC acquisitions include a ₹2,067 crore deal in 2022 and a ₹2,238 crore lease in 2019, underscoring the enduring global interest in Mumbai’s commercial real estate market.
