SHD Real Estate has launched Lipno Vista, a new residential development on the shores of Lipno, the largest reservoir in the Czech Republic. The project will deliver 179 residential units across more than 16,000 sqm, with construction scheduled to begin in the second half of 2026 and the first phase expected to welcome residents in 2029.

A Site Built Around Nature and Active Living
The development occupies a peninsula position that places residents directly beside the lake and on the edge of the Šumava region's protected natural landscape.
SHD has been active in South Bohemia for more than 30 years, and the company's CEO Roger Dunlop said proximity to nature and active lifestyle opportunities were fundamental to the project from the outset, describing the chance to develop a peninsula site surrounded by Lipno as exceptional.
The location gives residents year-round access to a wide range of outdoor activities:
- Summer: yachting, windsurfing, paddleboarding, fishing, cycling and hiking within Šumava National Park
- Winter: local skiing, ice-skating on the frozen lake and access to Austria's Hochficht ski area
- Year-round: marina and pier within walking distance
Design Philosophy and Developer Approach
The architectural concept was developed by A8000 studio in close collaboration with SHD, with the developer's hands-on involvement having significantly shaped the final design.
The aim is a development that functions as a retreat without sacrificing the practicalities of everyday living, balancing work, living and leisure within a single lakeside address. Rather than positioning Lipno Vista purely as a holiday or second-home product, SHD is framing it as a year-round community where daily needs and natural amenity coexist.
For buyers weighing a permanent move or a lifestyle investment in the Czech Republic's growing market for nature-adjacent residential product, the Lipno peninsula is a difficult address to replicate elsewhere in the country.
