The Maharashtra Airport Development Company Ltd (MADC), which operates Shirdi Airport, has invited bids to lease a 254-sq-ft space at the terminal’s departure area for a paid passenger lounge, with the minimum monthly licence fee fixed at ₹2.28 lakh, excluding taxes and other charges.

The space is located at Shirdi Airport in Kakdi, Maharashtra, and will be offered on a leave-and-licence basis. The successful bidder will be responsible for establishing and operating the lounge.

Licence period, charges and infrastructure

According to the tender document, the minimum reserved licence fee is ₹900 per sq ft per month. The space measures approximately 14.6 ft by 17.6 ft.

The premises will be handed over on an “as is where is” basis. Existing facilities include gypsum board partitions, a false ceiling, centralised air-conditioning vents, ceiling lights, electrical sockets, an entry door and two closed windows.

The initial licence period is 24 months, with an option to extend it up to 36 months, subject to satisfactory performance and MADC’s discretion. The successful bidder will have a minimum lock-in period of 12 months.

A 60-day gestation period will be provided to complete security clearance, fit-outs, installations and other preparations before operations begin.

Monthly outgo includes maintenance charges

In addition to the licence fee, the operator will be required to pay common area maintenance (CAM) charges equivalent to 10% of the space rent.

At the minimum reserved monthly fee, CAM charges will amount to approximately ₹22,860, taking the minimum monthly outgo to around ₹2.51 lakh, excluding applicable taxes and utility charges.

The licence fee will increase by 10% annually on a compounded basis from April 1 each year. CAM charges will also be subject to a minimum annual compounded escalation of 10%.
