SmartCrowd Records AED 19.3M Offer

SmartCrowd, the MENA region's first digital real estate investment platform, has accepted an AED 19.3 million offer for a five-bedroom villa currently undergoing renovation in Sidra 3, Dubai Hills Estate. The villa forms part of SmartCrowd's Flip investment strategy, which gives investors collective access to undervalued properties, renovation and resale opportunities across Dubai.

Breaking the Community Record

Once completed, the transaction will set a new record across the wider Sidra community, surpassing Sidra 3's previous high of AED 14.7 million by 31 percent while the villa is still undergoing renovation. Riz Ahmed, CEO of SmartCrowd, said Dubai's support for investment and innovation has created the right environment for models like this to grow, with the company focused on building on that momentum through strong design, renovation and execution.

Following a Palm Jumeirah Record

The Sidra 3 offer follows SmartCrowd's Canal Cove Flip on Palm Jumeirah, which sold for AED 24 million, around 30 percent above the community's previous sales record, and delivered investors a net return of 25 percent. Ahmed said the company has now renovated and flipped more than AED 400 million in Dubai property, delivering market-beating returns each time, and noted that both this villa and the Palm Jumeirah property sold before their respective projects were even completed.

From Undervalued Asset to Record Offer

SmartCrowd acquired the property for AED 12 million after identifying it as an overlooked asset with significant potential; at the time of acquisition, it was the lowest-priced five-bedroom villa available in Sidra. Ahmed said buying well provided the foundation, but the value was created through the renovation process itself, from layout and design to finishes, with the goal of creating a home buyers would recognise as genuinely exceptional.

Who's Behind the Renovation

The property is currently being transformed by Malek Project Developments, with interiors by Amico Design Company, covering a complete redesign of the layout, interiors and finishes. Elias Saba, CEO of Malek Project Developments, said "quality is what ultimately sets a property apart" in Dubai's luxury villa market, and that maintaining consistent standards across every stage of renovation, including details buyers may never see, remains central to the project.

What Happens Next

The AED 19.3 million offer represents a gain of AED 7.3 million over SmartCrowd's original acquisition price, before accounting for renovation, transaction and other associated costs. The final reveal of the completed villa will take place once the remaining renovation works are finished, with the company noting that if the property is already breaking records while under renovation, the finished result is expected to set a new benchmark for luxury homes in the community.
