Egypt's North Coast is changing. The traditional seasonal residential compound built for summer use and left quiet the rest of the year is giving way to something more ambitious.

Misr Italia Properties' Solare Ras El Hekma is part of that shift.

Located at Kilo 199, the 400-feddan destination brings together residential units, hospitality, leisure, services and lifestyle experiences under a single vision, backed by total investments of around EGP 58.5 billion.

What Solare Contains

The scale of the destination goes well beyond a conventional residential project:

  • 3,718 residential units
  • One full kilometre of beach
  • 200,000 sqm of beachfront spaces
  • 16 lifestyle amenities and experiences
  • Three hotels offering 430 rooms total

Delivering a destination of this scale requires a network of specialists. Solare is bringing together expertise across every stage of the development:

Amare Seafront Villas: The Premium Beachfront District

The launch of Amare Seafront Villas marks the most premium district within Solare.

Spanning 120 feddans, the district contains 421 premium sea-view villas more than a quarter of the wider destination's total units.

The masterplan follows a cascading configuration across seven levels and nine rows.

Villas rise up to 25 metres above sea level. Each row sits approximately four metres above the level below.

The stepped design is intentional it delivers privacy while preserving uninterrupted sea views for each home. Delivery is targeted within two years of the commercial launch.

The Amare district brings together residential living with the Beach Boardwalk, Social and Wellness Area, Infinity Pool and Beach F&B Area, alongside seafront hotel cabins under Marriott International's Autograph Collection. Hospitality here is not a standalone add-on. It is woven into the beachfront district.

Construction Progress Across Solare

The broader Solare destination is already advancing through construction. Cabin concrete works have reached 90%, with 258 of 270 planned cabins constructed.

Villa concrete works stand at 80%. Land grading works are at 70%. Within Amare itself, construction has already commenced ahead of the commercial launch, with a mock-up villa and cabana providing early physical expression of the district's architecture and interiors.

Why the Model Matters

The destination model being applied at Solare is significant beyond the individual project.

North Coast Egypt is seeing rapid development activity. The question facing the market is not whether more supply will arrive it will but whether that supply will be positioned as standalone residential stock or as part of genuinely integrated destinations.

Solare's EGP 58.5 billion investment, its multi-partner execution structure and its three-hotel hospitality anchor suggest Misr Italia is betting firmly on the latter model.
