Sonu Sood to Earn ₹3.52 Crore from Versova Lease

Actor Sonu Sood is set to earn Rs 3.52 crore in rental income over five years by leasing a commercial property in Versova, Andheri West, Mumbai, to Bokka Coffee.

The lease agreement was registered in October 2026 and includes a security deposit of Rs 32 lakh, according to property registration documents.

Sonu Sood's Versova Commercial Property Lease

The commercial property is located in Aram Nagar, Versova, in Mumbai's Andheri West area.

Under the agreement, Bokka Coffee will pay monthly rent starting at Rs 5 lakh during the first year, with the amount increasing annually over the five-year lease period.

The agreement includes a security deposit of Rs 32 lakh. The transaction also involved stamp duty of Rs 93,000 and registration charges of Rs 1,000, as recorded in the property registration documents.

The total rental income expected from the agreement is Rs 3.52 crore over five years.

The rent escalation structure means the monthly payment increases each year rather than remaining at the initial rate throughout the agreement.

Year-Wise Rental Income and Escalation

The lease provides for an annual rent increase of approximately 8% compared with the preceding year. This arrangement raises the monthly rental amount from Rs 5 lakh in the first year to Rs 6.80 lakh in the fifth year.

Earlier Commercial Property Lease to HDFC Bank

This is the second commercial property leasing transaction involving Sood reported for 2026.

Earlier in the year, he leased a commercial unit at Trade Centre in Bandra East's Bandra-Kurla Complex (BKC), Mumbai, to HDFC Bank.

Sood had purchased that 2,700 sq ft property for Rs 24.25 crore, with the purchase registered in October 2012.

The lease to HDFC Bank has a tenure of nine years and began at a monthly rent of Rs 11.75 lakh.

Under the HDFC Bank agreement, the rent remains unchanged for the first three years.

It increases by 15% after each successive three-year period. That transaction also included a security deposit of Rs 70.50 lakh.
