
Tech-enabled alternative investment platform Strata has invested ₹96 crore across three RERA-approved residential projects in Chennai and Bengaluru, underscoring growing investor interest in private credit opportunities backed by southern India's residential real estate market. The investment comes amid rising demand for capital in southern India, particularly for plotted developments.
In Chennai, Strata has invested ₹66 crore across two residential projects in the city's Old Mahabalipuram Road (OMR) corridor, structured to deliver targeted annual returns of about 16% through monthly or quarterly coupon payouts.
The funding supports a 1.75-acre apartment project in Semmancherry and a 3.21-acre villa development in Navalur, both located along the OMR corridor, one of Chennai's strongest residential markets, driven by sustained IT expansion, established employment hubs and improving infrastructure.
In Bengaluru, Strata has invested about ₹30 crore in a RERA-registered plotted development near Devanahalli in north Bengaluru, structured to generate targeted annual returns of about 17% through a quarterly coupon model.
Located less than 16 km from Kempegowda International Airport, the 10.5-acre project lies in one of Bengaluru's fastest-growing residential corridors, with an average plot size of about 2,000 sq ft, developed by a Bengaluru-based developer that has delivered more than 16.8 million sq ft of projects.
Sudarshan Lodha, co-founder and CEO of Strata, said north Bengaluru continues to emerge as one of the city's most promising corridors, driven by its proximity to the airport and rapid infrastructure development around it, likening it to Chennai's OMR corridor, which remains one of south India's most established residential markets supported by sustained employment growth, expanding infrastructure and strong end-user demand.
He said the transactions reflect the company's continued focus on structured credit opportunities backed by strong collateral and a security-first approach to underwriting, aiming to create well-secured private credit opportunities backed by quality real estate assets while preserving capital and supporting development in high-growth locations.
Somy Thomas, executive managing director, Land & Capital Markets at Cushman & Wakefield, said the increasing participation of institutional capital indicates a maturing real estate market, where quality projects and experienced developers are attracting long-term investment, adding that demand for plotted developments continues to remain robust, with Chennai consistently demonstrating healthy absorption and positive market fundamentals.
Strata is backed by investors including Elevation Capital, Mayfield, Kotak Investment Advisors and Gruhas. Earlier this month, Tamil Nadu-based Sameera Group raised funding from a real estate credit platform jointly managed by Aditya Birla Sun Life AMC and BGO, while also holding talks to raise ₹500 crore as growth capital for its pan-India expansion.
