Yareal street upgrades around SOHO development in Warsaw

Yareal Polska has started upgrading Żupnicza Street between Bliska and Chodakowska Streets in Warsaw’s Praga-Południe district. The work is part of a developer-funded programme to modernise three streets surrounding the SOHO by Yareal mixed-use development in the Kamionek neighbourhood.

The works include new road surfacing, refurbished pavements, one-way cycle lanes on both sides of the street and additional greenery. The upgrades follow earlier works on Bliska Street, which are nearing completion.

Pedestrian Safety Improvements Planned

Pedestrian safety is a key part of the current Żupnicza Street works. A missing pavement section will be added on the southern side of the street, while new pedestrian crossings will be introduced at the junction with Bliska Street.

An existing crossing near Nowińska Street will also be raised on a speed hump to help calm traffic. The current phase covers the section from Bliska Street to the building at 8 Żupnicza Street. The remaining section will be completed in subsequent phases.

One-Kilometre Street Upgrade Programme

The wider programme is being carried out under an agreement with the Warsaw Municipal Roads Authority and is funded by Yareal. It covers approximately one kilometre along Bliska, Żupnicza and Chodakowska Streets, running from near Warszawa Wschodnia railway station to Mińska Street.

Planned infrastructure includes a new roundabout at the Chodakowska and Mińska Streets junction, bus bays, lit pedestrian crossings and replacement of underground power cables supplying streetlights. The works also extend to sections of Stanisławowska and Dwernickiego Streets.

New Greenery Across the Streets

The infrastructure programme will include significant planting. Dozens of trees, including horse chestnuts, plum trees and silver limes, will be planted along the streets. The programme also includes 10,000 shrubs, perennials and grasses and more than 6,000 square metres of lawns.

These works will complement the green areas already created within SOHO by Yareal. The development includes more than 100 trees and a publicly accessible 300-metre linear park covering more than one hectare.

SOHO by Yareal Development Progress

SOHO by Yareal combines residential, office, retail and dining uses with revitalised former industrial buildings across a former industrial site of more than five hectares. The development holds BREEAM Communities certification.

The four-phase residential component includes nearly 900 apartments across 10 buildings and has been completed. The final phase, SOHO HUB, is currently under construction and is scheduled for completion in 2028. It will add approximately 10,000 square metres of office, retail and service space across two new commercial buildings and the restored listed heritage building B.55 at 39B Mińska Street.
