Harden Starts 42,700 Sqm Logistics Complex in Łódź

Harden Construction has started work on City Logistics Łódź V, a two-phase warehouse and production complex at ul. Lodowa 88 in Łódź, Poland. The project is being developed for Panattoni under a design-and-build formula, with PGC and Zadbano already secured as tenants.

Construction began in June 2026 and is expected to take around eight months. The first phase is planned for completion in February 2027, while the second phase is scheduled for April 2027.

42,700 Sqm Complex Planned

The development will be built on a plot exceeding 73,200 sqm. The total built-up area will be nearly 42,700 sqm.

More than 41,500 sqm of the complex will comprise warehouse space, while office and administrative facilities will cover over 870 sqm.

The construction programme includes approximately 465 tonnes of structural steel, 87 tonnes of reinforcement steel, nearly 300 columns and more than 820 prefabricated elements. Around 1,300 cubic metres of structural concrete will also be used.

External Infrastructure Included

The project will include more than 21,600 sqm of hardstanding as part of its external infrastructure. Plans also provide for 136 car parking spaces and four additional spaces for people with disabilities.

The site will also have four bus bays, two heavy vehicle bays and a bicycle shelter. These facilities are planned to support employees, tenants and transport operations at the complex.

Two-Phase Construction Approach

Paweł Fiuczek, managing director at Harden Construction, said City Logistics Łódź V is another demanding project in the company's urban logistics portfolio.

He highlighted Łódź as an important transport hub and said the division of the development into two phases is intended to support delivery according to the agreed schedule and provide space suited to tenant requirements.

BREEAM Excellent Certification Targeted

City Logistics Łódź V is targeting BREEAM Excellent certification. The landscaping plan includes nearly 9,000 sqm of biologically active surface.

The development will also include insect nesting boxes as part of the planned landscaping and biodiversity measures.

Łukasz Kozerski, operations director at Harden Construction, said the project combines the scale of materials used in the construction with solutions designed to support the surrounding urban environment and provide suitable infrastructure.

Logistics Project Includes Green Areas

The nearly 9,000 sqm of biologically active area is part of the site's landscaping strategy. The plan also includes biodiversity-supporting elements and parking infrastructure for employees and transport users.

The project brings together warehouse, production, office and administrative space within a single complex. Its two-phase construction schedule allows the development to progress in stages, with the first phase targeted for February 2027 and the second for April 2027.
