AYA Properties Fund and Curtis Group acquire Chmielna 13A in central Warsaw

A joint venture between AYA Properties Fund and Curtis Group has completed the acquisition of Chmielna 13A, also known as Diana, a fully let mixed-use building in central Warsaw.

The property was acquired from CPI Property Group. The transaction marks AYA Properties Fund's third investment in Warsaw, following its acquisition of Metron in 2024 and Sienna Center in 2026.

Chmielna 13A Offers 5,800 Sqm of Space

Completed in 2005, Chmielna 13A provides approximately 5,800 sqm of rentable area.

The building includes 46 apartments, 1,400 sqm of office space, 500 sqm of retail space and 24 underground parking spaces.

The office component is occupied by the Goethe-Institut, the cultural institute of the Federal Republic of Germany.

The ground-floor retail units are leased to Warsaw food and beverage brands Mąka i Woda and Supperlardo.

The residential section is leased under a long-term agreement to an international serviced apartments operator.

Central Warsaw Location

Chmielna 13A is located on Chmielna Street next to Plac Pięciu Rogów. The property sits between Nowy Świat and Marszałkowska.

Centrum metro station is within walking distance. Warszawa Śródmieście station provides a direct rail connection to Chopin Airport, while Warszawa Centralna can be reached on foot in around 15 minutes.

Residential Refurbishment Underway

Following the acquisition, the joint venture is carrying out a light refurbishment of the apartments and common areas.

The existing 46 residential units will be reconfigured into 56 serviced apartments. The refurbishment forms part of the partners' plans for the residential component of the property.

AYA Expands Its Warsaw Portfolio

Mateusz Siejka, Chief Investment Officer at AYA Properties Fund, said Chmielna 13A combines a central location, a multi-let building and long-term income from diversified tenants.

He added that AYA sees potential to reposition the residential part of the property together with Curtis Group and create value in the neighbourhood.

Curtis Group Begins New Investment Strategy

Mikołaj Niemczycki, Vice President of Curtis Group, said the acquisition marks the beginning of the company's new investment strategy, focused on yielding commercial real estate assets with value-add potential.

Curtis Group is a Polish family-owned company with a 40-year investment track record. The company was also involved in the development of Curtis Plaza in Warsaw in the early 1990s.

Transaction Strengthens Warsaw Investment Portfolio

The acquisition brings together AYA Properties Fund's investment activity in Central and Eastern Europe with Curtis Group's experience in refurbishment, leasing and asset management.

The partners will now focus on the refurbishment and repositioning of the residential component while the building continues to operate with its existing office and retail tenants.
