Rutkowski Group Enters Warsaw with Białołęka Project

Rutkowski Group has entered the Warsaw residential market after purchasing a plot at the junction of Daniszewska and Szlachecka streets in the Białołęka district.

The family-owned developer has more than 36 years of experience in residential development.

The site will become the company's first residential project in Warsaw. The planned development will comprise a four-storey building with 39 apartments, four ground-floor service units and an underground car park.

39 Apartments Planned for the Project

The residential building will provide approximately 2,000 sqm of usable area. The development has already received a building permit.

Construction is scheduled to begin in the first quarter of 2027. Handover of the apartments is planned for the turn of the second and third quarters of 2028.

The project will include several amenities for residents. These include a playground, a storage room for prams and strollers, and infrastructure designed for rainwater retention.

Location Offers Public Transport Access

The development is located directly next to a bus stop served by routes 234, 314 and the night line N14. A metro station is two stops away.

The Trasa Toruńska S8 expressway is also located nearby.

Residents will have access to the Kanał Żerański recreational area, adding a leisure option close to the development.

First Warsaw Project for Rutkowski Group

Rutkowski Group has previously focused its residential development activity mainly in north-eastern Poland.

The company has completed projects in Gdańsk, Białystok, Ełk, Suwałki, Pisz, Grajewo, Giżycko, Augustów and Węgorzewo.

Across these locations, the group has delivered 5,000 apartments across 35 estates. The Warsaw development marks its first project in the capital.

Developer Plans Long-Term Warsaw Presence

Kamil Rutkowski, president of Rutkowski Group, said Warsaw represents a natural direction for the company's growth.

He said the company aims to establish a long-term presence in the capital rather than treat the Białołęka project as a single development.

According to Rutkowski, the company is already negotiating the purchase of several additional plots in Warsaw.

PRIME Residential Approach

The Warsaw project will follow the company's mid-premium residential approach, referred to internally as PRIME.

The concept focuses on well-designed apartment layouts and considered detailing rather than costly additions.

Construction will be handled by Rutkowski Construction, the group's own general contracting subsidiary.

The company said its in-house construction capability allows it to maintain greater control over quality, schedules and costs.
