Ask three vendors for a home automation quote and you will get three numbers, none of them comparable. One includes wiring, one leaves out the hub, and one prices only the lights. The real home automation cost depends on what you automate and how you install it.
Below is a way to price your own flat: cost bands by approach, an itemised example for a 3 BHK, the running costs most quotes skip, and where to save.
Quick answer
Home automation cost in India falls into three bands: a starter plug-in setup, a mid-range retrofit and a fully wired system. Wireless starters cost the least, wired systems cost the most, and installation, hubs and subscriptions decide the final bill. Price each room and device, then add 10% to 20% for installation.
The bands below are rough planning ranges for a 2 or 3 BHK. They are assumptions for budgeting, not quotes. [VERIFY: collect current prices from at least three vendors]
| Approach | What you get | Assumed budget | Best for |
|---|---|---|---|
| Starter, plug-in | Smart bulbs, plugs, IR remote for AC, voice speaker | ₹15,000 to ₹60,000 | Renters and first-time users |
| Mid-range retrofit | Smart switches, lock, video doorbell, sensors, a hub | ₹1.5 lakh to ₹4 lakh | Owners of lived-in flats |
| Fully wired | Central controller, scenes, curtains, lighting, AV and security | ₹5 lakh and above | New builds and big renovations |

Quotes are easier to judge when you build one yourself. Here is a mid-range retrofit for a 3 BHK, using assumed prices.
| Item | Quantity | Assumed unit price | Cost |
|---|---|---|---|
| Smart switch modules | 20 | ₹3,500 | ₹70,000 |
| Motorised curtain tracks | 3 | ₹25,000 | ₹75,000 |
| Smart door lock | 1 | ₹20,000 | ₹20,000 |
| Video doorbell | 1 | ₹8,000 | ₹8,000 |
| IR controllers for AC | 4 | ₹3,000 | ₹12,000 |
| Hub or controller | 1 | ₹25,000 | ₹25,000 |
| Door, window and motion sensors | 10 | ₹2,500 | ₹25,000 |
| Equipment total | ₹2,35,000 |
Add installation at 15% of equipment: 2,35,000 × 0.15 is about ₹35,250. The full bill comes to about ₹2.7 lakh.
Curtains are the biggest single line after switches. Drop them and the total falls to roughly ₹1.9 lakh. [VERIFY: replace every price with a current quote]
Smart devices draw standby power all day. Assume 40 devices at about 1.5 W each. That is 60 W, or 60 × 24 × 365 ÷ 1,000 = 525.6 units a year.
At an assumed ₹8 a unit, that is about ₹4,200 a year. [VERIFY: your state tariff] That is small next to the install price.
Subscriptions matter more. A camera cloud plan at an assumed ₹200 a month is ₹2,400 a year. Add the yearly service contract, if any, and batteries for locks and sensors.
Wiring is cheapest before the walls are finished. If you're buying under construction, ask the builder about conduits and neutral lines in switch boxes, and check the property buying guide for the other checks.
In a lived-in flat you chase walls or choose wireless devices. Wireless costs more per function, and batteries need replacing. It does avoid breaking tiles and repainting.
If you're renovating, plan this with the interiors budget. The Pulse notes on interior design and false ceiling cost show how to fit it in, and the interior design service page covers help with execution.
To keep costs down, start with the rooms you use most. Lights in the living room and bedroom, plus the AC controller, give most of the daily benefit.
Pick one ecosystem and stay with it. Mixed brands add hubs, apps and compatibility problems. Buy devices that keep working locally if the internet drops.
Skip the showpieces first. Motorised curtains and wall panels look good but save little. Add them later if the budget allows. For an idea of what a room looks like before you buy, try the AR/VR page.
Decision rule: set a budget per room, buy the devices you will use daily, and get a written quote that lists the hub, installation, subscriptions and yearly service cost. If the vendor cannot give the year-five cost, treat the quote as incomplete.
Treat the spend as comfort, not a return. If a vendor promises a big resale premium, ask them to show where it has happened.
It depends on the approach. A few plug-in devices and a speaker cost tens of thousands of rupees. A mid-range retrofit costs a few lakh, and a fully wired system costs more. Get itemised quotes for your flat [VERIFY: current prices from vendors].
Usually a new or under-furnishing flat. Wiring, neutral lines and conduits can be planned before walls are closed, so you avoid chasing walls later. An old flat can still go smart with battery and Wi-Fi devices, though at a higher cost per function.
Yes. Look for a hub or controller, installation, a stronger Wi-Fi setup, app or cloud subscriptions for cameras, annual maintenance and replacement of batteries and failed units. Ask the vendor for the cost of year two and year five, not only the install price.
Not reliably. Buyers may like a lock or a pre-wired system, but few pay a premium that matches the spend. Treat the money as a cost of living better, not an investment, and prefer upgrades that stay with the flat.
Mostly yes. Plug-in sockets, smart bulbs, battery sensors, IR controllers for AC and a video doorbell with adhesive mounting need no drilling. Check the lease for rules on changes, and take everything with you when you leave.
