  • Approved Plan Compliance: Verification that construction matches the sanctioned building plan.
  • Stage of Construction: Particularly relevant for under-construction properties to confirm disbursement eligibility.
  • Encroachments: Checking for any illegal extension or boundary violations.

Who Conducts the Valuation?

  • A certified valuer or civil engineer empanelled with the lender.
  • The valuer is appointed by the bank — the borrower has no choice in selection.
  • A valuation fee (₹2,000–₹5,000 typically) is charged to the borrower.

Why Technical Valuation Matters

  • The lender calculates LTV (loan-to-value) based on the technical valuation, not the agreement value.
  • If valuation is lower than agreement value, the loan amount may be reduced.
  • Identifies risk factors that may affect the lender's security interest.

Technical valuation protects both the lender and the borrower. It ensures the loan is backed by a property of genuine value and sound condition. Borrowers should be transparent about the property's status to avoid surprises that may delay disbursement or reduce the sanctioned amount.
