
The Abu Dhabi Housing Authority has announced the start of the booking and sales process for 1,500 residential units in the West Baniyas Housing Project.
The announcement marks a strategic shift in how UAE nationals access housing benefits in the emirate. For the first time, beneficiaries can directly select their preferred homes within the development rather than being allocated a unit.
The project is developed by Modon Properties. Overall construction is scheduled for completion in Q2 2027.
The authority has structured bookings across three phases, each targeting a different beneficiary category.
Selection is based on citizenship benefit type, family size and financial capacity.
First and second-degree family data is incorporated to allow eligible relatives to secure neighbouring properties, in line with the Year of the Family initiative.
Eligible citizens will receive personalised access links directly via SMS.
The digital mechanism removes the need for in-person queuing or manual application processes and allows bookings to be staggered without creating bottlenecks.

All 1,500 housing units in the West Baniyas project have been designed to accommodate future physical expansions.
The built-in flexibility allows families to extend their homes as household sizes grow over time, reducing the need to relocate when living requirements change.

Allowing beneficiaries to select within defined parameters filtered by benefit type, family size and financial capacity introduces a degree of personal agency into a process that has historically offered very little.
The integration of family proximity data is equally notable.
Enabling first and second-degree relatives to select neighbouring properties within the same development acknowledges that extended family proximity is a genuine quality-of-life priority for many UAE national households.
Structuring the booking system to facilitate that is not a minor administrative detail.
It reflects a deliberate policy choice to align housing allocation with how families actually want to live rather than simply with how supply can most efficiently be distributed.
