
A new Dh6-billion residential community is coming to Yas Island. It is called The Wadi.
The project is launched by Cosmo Developments. Cars and parking facilities will be placed underground. This leaves the surface largely free of vehicles.
The development spans 140,700 sqm. It will include a running route stretching about six kilometres through the community.
This runs alongside pedestrian and cycling paths, landscaped areas, water features, parks, and a central valley.
Andrea Nucera is managing director of Cosmo Developments. He is also group managing director of Reportage Group. He said the community is designed to feel close-knit at every step.
He explained that residents will move through the space in contact with natural elements, including trees, grass, water, and a canal.
Nucera said the decision to move cars underground was intended to create a safer and more walkable environment.
This is especially aimed at families with children. He said the master plan shows no cars on the surface. Residents will be able to walk between different parts of the community without encountering traffic.
The development sits along Yas Canal. It will comprise 3,950 residential units. This includes studios and one, two and three-bedroom apartments. The project also includes commercial, recreational, sports, and hospitality facilities.
Buildings, pathways, and landscaped areas have been positioned to help air movement across parts of the community. Native planting, including ghaf and palm trees, will feature throughout.

The project went on sale on September 18. Prices start at about Dh850,000 for studios.
They reach approximately Dh7.5 million for larger four-bedroom units. Some larger homes will have balconies or terraces of up to about 150 sqm.
The first phase has released around 700 homes across two buildings. Nucera said about 350 to 360 units were sold within hours of launch. Studios in the first phase were already sold out.

The project will be developed in two phases. Construction of the first phase is expected to begin after the initial preparatory period.
Nucera said the overall development would take approximately 55 to 60 months to complete. The two phases will be delivered separately.
The location at the entrance to Yas Island is also expected to benefit from future road connections, improving access to major Yas Island attractions.
