
Czech investment group AKIPIA has joined the Roma Tower project in central Warsaw, developed by BBI Development and Liebrecht & wooD. The partnership strengthens the project's investor consortium as the developers advance plans for the 170-metre residential tower.
Roma Tower is designed as an ultra-luxury branded residence, with interiors by Italian design studio Pininfarina. The development will combine private apartments with recreational facilities and wellness amenities in a central Warsaw location.
The planned tower will comprise 48 above-ground floors and six basement levels, with a total of 357 apartments. Its amenities will include a private cinema, recreational areas and a wellness zone featuring a 25-metre swimming pool.
The project is located at the junction of Nowogrodzka and Emilii Plater streets in central Warsaw. Planning work for the site began in 2011, and BBI Development has been involved in the project since that time.
AKIPIA's entry adds a Czech investment group to the consortium behind Roma Tower. The project is being developed jointly by AKIPIA, BBI Development, Liebrecht & wooD and Fundacja Pro Bonum.
Michał Skotnicki, president of the management board of BBI Development, said AKIPIA shares the project's vision and ambition. He described the partnership as an important moment for Roma Tower and another step towards delivering the development.

Construction is scheduled to begin in autumn 2026. The project's official presentation, including final visualisations, and the launch of apartment sales are planned for 2027.
The development's architectural design was prepared by the Juvenes-Projekt team led by Jacek Świderski. Pininfarina is responsible for the interior design concept associated with the branded residence offering.

Roma Tower has received the highest possible three-star rating under the Fitwel certification system, becoming the first residential project in Poland to achieve this score. In 2026, it also received two Best in Building Health Awards: one for the highest score in the EMEA region and another in the multi-family residential category at the design stage.
The project combines a central location, branded residential design and dedicated wellness facilities. With AKIPIA joining the investor consortium, the partners are continuing preparations for the next stages of the Roma Tower development.
