Amali Properties luxury villa on Amali Island in Dubai's World Islands

Amali Properties has confirmed the AED220 million ($60 million) sale of Villa Avatea at Amali Island, The World Islands.

The transaction completed in March 2026. It ranks among the most significant residential property deals recorded in Dubai this year.

Amali Properties was co-founded by Ali and Amira Sajwani.

What Villa Avatea Is

Villa Avatea is described as the crown jewel of Amali Island. It is often referred to as an island within an island. The scale and specification set it apart:

  • Built-up area: 35,764 sq ft across a basement and three floors
  • Plot size: 58,081 sq ft
  • Seven bedrooms
  • Multiple swimming pools and a lazy river
  • Open-air atriums across three levels
  • Private beach bar, spa, teppanyaki pergola and wellness facilities
  • Expansive indoor and outdoor entertaining spaces

About Amali Island

Amali Island connects two of The World Islands Uruguay and São Paulo. The development spans approximately 1.2 million sq ft.

It comprises 24 villas across seven distinct architectural styles. Every villa has up to 50 metres of private beachfront.

The island offers Dubai's first residential sail-in, sail-out experience. It sits six minutes by boat from mainland Dubai and approximately 18 minutes from Dubai International Airport.

Design and architecture across the island reflects an international team of specialists.

Interiors are by HBA, the hospitality design firm. Architecture is led by Elastic. Landscape architecture is by SquareM Design.

What the Transaction Says About the Market

Ali Sajwani said Dubai has firmly established itself as the world's leading city for ultra-luxury properties valued above $10 million.

He said Villa Avatea's sale is further evidence of that position.

Amira Sajwani added that the transaction is about more than its monetary value. She said it reflects confidence in Dubai's ultra-luxury market and the enduring appeal of exceptional properties backed by quality, vision and meticulous execution.

Dubai's ultra-luxury segment has seen a consistent run of record transactions across 2025 and 2026. Private island product remains among the scarcest in the market.

Amali Island's 24-villa count means there is a hard ceiling on supply. That scarcity is part of what makes transactions at this level possible.

For buyers willing to pay at the top of the market, the combination of absolute privacy, direct water access and proximity to central Dubai is a proposition that no other address in the UAE can currently replicate.
