Amazon Leases 4 Acres in Powai from L&T for ₹650 Crore

Amazon Data Services India Pvt Ltd has leased an additional four-acre land parcel in Mumbai's Powai from Larsen & Toubro (L&T) under a long-term agreement valued at more than ₹650 crore. The transaction further strengthens Amazon's data centre expansion strategy in India and increases its total leased land at the Powai campus to approximately 13.5 acres across three transactions completed since 2022. According to property registration documents accessed through Propstack, the latest lease is expected to support the company's growing cloud computing, artificial intelligence and enterprise data storage operations.

The lease agreement spans 17 years and seven months and includes a monthly rental of approximately ₹2.76 crore, or nearly ₹68.96 lakh per acre. The contract also provides for a 3% annual escalation in rent and includes an upfront premium payment of ₹72 crore made by Amazon to L&T. Property documents indicate that the effective lease tenure includes 24 rent-free months spread across the agreement, taking the total rental commitment to over ₹650 crore.

Third Expansion at the Powai Campus

The latest transaction is part of Amazon's phased expansion of its proposed hyperscale data centre campus in Powai. The company initially leased 5.5 acres from L&T in 2022, followed by another four-acre parcel in 2023 adjacent to the original site. With the addition of the latest parcel, Amazon now controls around 13.5 acres within the L&T campus, creating a significantly larger footprint for future digital infrastructure development.

Mumbai continues to be India's largest data centre market due to its robust connectivity, enterprise ecosystem and access to international submarine cable networks. The city's strategic importance has attracted sustained investments from global technology companies and infrastructure developers seeking to expand digital infrastructure capacity.

Growing Demand for Cloud and AI Infrastructure

The expansion comes amid rapidly increasing demand for cloud computing services, artificial intelligence applications and enterprise data storage across India. As businesses, government agencies and digital platforms continue migrating workloads to the cloud, hyperscale operators such as Amazon Web Services (AWS) are investing heavily in additional capacity to meet future demand. The new land parcel is expected to accommodate further data centre infrastructure supporting these requirements.

Amazon has also been expanding its digital infrastructure footprint beyond Powai. Earlier, the company acquired over 10 acres of land near Mumbai for another hyperscale data centre project, taking its cumulative investment in land acquisitions for digital infrastructure in the region to several hundred crore rupees. These investments reflect Amazon's long-term commitment to strengthening India's cloud ecosystem.
