Apple Expands Hyderabad Hub with New Office in WaveRock Park

Global tech giant Apple is doubling down on its presence in Hyderabad. In July 2025, the company signed a fresh lease for 64,125 sq ft of prime office space at the landmark WaveRock IT Park, marking another chapter in its India growth story.

A New Lease in Nanakramguda

According to documents accessed by Propstack, Apple has leased the upper ground and third floors of WaveRock Tower 2.1 for five years. The lease, starting on July 1, 2025, was signed with TSI Business Parks, with a monthly rent of ₹80.15 lakh. This works out to ₹125 per sq ft, split between a warm shell rent of ₹74.18 and fit-out rent of ₹50.82 per sq ft.

The agreement also grants Apple 64 complimentary parking spaces, with each slot accommodating either one car or up to six two-wheelers. A lock-in period of three years ensures stability for both the tenant and landlord. Rent will escalate annually by 4.77% over the lease term. To secure the deal, Apple paid a security deposit of ₹4.8 crore.

Hyderabad – A Growing Technology Nerve Centre

With this expansion, Apple now commands over 5 lakh sq ft of office space in WaveRock, one of Hyderabad’s most sought-after IT destinations. The company’s first lease in the project, signed back in 2016, covered 2.32 lakh sq ft and laid the foundation for its India development hub. Today, the Hyderabad office plays a pivotal role in advancing Apple Maps with cutting-edge geospatial and data modeling technologies.

Apple’s Recent Real Estate Moves

  • In July 2025, Apple leased 2.7 lakh sq ft in Embassy Zenith, Bengaluru, at benchmark rates of ₹235 per sq ft per month.
  • In May 2025, Apple signed a lease for nearly 8,000 sq ft of premium retail space in Phoenix Mall of Asia, North Bengaluru, with a 10-year tenure.

Industry experts highlight that Foxconn’s $2.8 billion Devanahalli facility, which has already begun small-scale production of the iPhone 17, is fuelling demand for both homes and offices in Bengaluru. The ripple effect is being felt across India’s commercial real estate market, with Apple strategically deepening its roots in multiple cities.

The Bigger Picture

Since CEO Tim Cook inaugurated the Hyderabad office in 2016, Apple’s Indian operations have steadily scaled. The latest lease at WaveRock underscores not just the company’s commitment to India but also Hyderabad’s growing stature as a global tech hub.
