Mumbai Chief Minister Devendra Fadnavis will hand over keys to 557 rehabilitation flats for eligible residents of the N M Joshi Marg-Lower Parel BDD Chawl redevelopment project on November 6, marking the first phase of housing allotments at the site.
The beneficiaries will receive free 500-sq-ft two-bedroom flats, said a spokesperson for the Maharashtra Housing and Area Development Authority (Mhada), which is implementing the redevelopment through its Mumbai Housing and Area Development Board.
The handover ceremony will take place at the Yashwantrao Chavan Centre in Nariman Point. Deputy chief ministers Eknath Shinde and Sunetra Pawar, along with other state ministers, will also attend the event.
The Lower Parel project covers 32 three-storey BDD chawls spread across 13.49 acres along N M Joshi Marg.
The existing structures house residential and non-residential occupants, with the redevelopment planned in two phases.
The overall project envisages 14 rehabilitation buildings, each comprising 22 storeys. Around 65% of the land has been earmarked for rehabilitation.
The first phase includes seven residential wings and a hospital building.
The 557 flats being handed over are spread across three wings, while construction of another 684 flats in the remaining four wings is in its final stage.
The project was initially scheduled for completion in February 2026 but missed the deadline.

Mhada has also finalised the eligibility of 1,200 occupants from 15 chawls for the second phase of the redevelopment.
The redevelopment is planned as a self-sufficient residential colony with facilities including a hospital, a separate welfare centre, a sewage treatment plant, solar energy systems and rainwater harvesting infrastructure.
Mhada will maintain the common facilities in the rehabilitation buildings for 12 years.

The redevelopment programme aims to rehabilitate 15,593 residents in new buildings.
Mhada has already begun handing over rehabilitation flats at the Worli and Naigaon projects. The distribution of homes at Lower Parel marks the next phase of the redevelopment programme.
