LemonTree has begun construction of MATCH WARSAW, a mixed logistics, service and sports complex in the southern part of Warsaw, Poland.
Located near Chopin Airport and alongside the S7 expressway, the development will comprise two buildings with a combined area of approximately 18,000 sqm.
Completion is scheduled for May 2027, with Depenbrock Polska appointed as the general contractor.
One building, measuring more than 3,000 sqm, has been designed specifically for sports activities.
It will house a padel club with nine indoor courts, including a central court with spectator stands that can accommodate tournaments. Two additional outdoor courts will be located next to a relaxation area.
The sports building has been designed for this use from the outset, rather than being adapted from a conventional warehouse.
It will feature enhanced thermal insulation, above-standard ventilation with HVAC duct distribution and air conditioning.
The building will also meet ZL I requirements for venues intended to accommodate more than 50 people at the same time.
The second building will provide approximately 15,000 sqm of space for warehousing, manufacturing, services and offices.
LemonTree says the development is intended to offer modern, flexible space for businesses while creating additional value for the surrounding community.
The combination of commercial space and sports facilities is expected to serve both companies operating at the complex and residents in Warsaw and its surrounding areas.
MATCH WARSAW is located directly alongside the S7 expressway, approximately 1 km from an S7 junction.
The development is around 5 km from the S2 route and 8 km from Chopin Airport. Warsaw city centre is approximately 15 km away.
The location provides access to major transport corridors, including the S2, S8 and A2 routes, supporting logistics, manufacturing and service operations.

The project is designed to pursue BREEAM certification at the Excellent level.
Planned energy-efficiency features include enhanced wall and roof insulation, roofs prepared for photovoltaic installations and LED lighting with DALI controls. Separate metering for tenants’ electricity and water consumption is also planned.
The complex will include electric vehicle charging stations and infrastructure for future heavy-goods vehicle chargers.
Several dozen trees and a biodiversity-focused relaxation area are planned for the site.
