Stream Kraków logistics and business complex by LemonTree, planned near Kraków-Balice Airport and the A4 motorway in Poland

Polish real estate developer LemonTree has started construction of Stream Kraków, a modern logistics and business complex near Kraków-Balice Airport and the A4 motorway in Poland.

The project will provide nearly 30,000 square metres of logistics and service space, with completion scheduled for the second quarter of 2027.

Goldbeck has been appointed as the general contractor, while Grupa 5 Architekci is responsible for the architectural design.

The development will combine warehouse facilities with office modules, bringing logistics operations and business services together in one location.

Strategic Location Near Airport and Motorway

Stream Kraków is located approximately 15 kilometres from Kraków city centre and six kilometres from Kraków-Balice Airport.

It also sits within the Kraków Special Economic Zone, providing access to important transport infrastructure.

The location is intended to attract businesses that depend on efficient transport connections and access to regional and international markets.

Potential occupiers include companies operating in:

  • Logistics and distribution.
  • E-commerce and fulfilment.
  • Technology and related industries.
  • Business services.

The nearby A4 motorway is one of the key transport routes in Central and Eastern Europe, strengthening the site's appeal for logistics and commercial operations.

Energy-Efficient Features and Modern Technology

LemonTree says the complex will incorporate technologies designed to improve energy efficiency, reduce operating costs and limit environmental impact.

These measures are planned for both the building's operation and its construction.

  • Heat pumps to support efficient heating.
  • Intelligent DALI lighting controls with motion sensors and automatic adjustments to natural light.
  • Roof structures prepared for photovoltaic panels.
  • Ventilation systems with heat recovery.
  • Enhanced thermal insulation to reduce energy loss.
  • Selected lower-emission construction materials, including steel used for floor reinforcement.

The building will also feature fire protection systems, automatic number plate recognition and modern loading dock equipment, including hydraulic dock levellers and sectional doors.

Architecture Designed Around Light and Function

The project aims to bring a more distinctive architectural approach to industrial real estate.

Its design combines warehouse space with office modules intended to create a unified, contemporary building.

The facade will feature rhythmically arranged steel panels and large glazed surfaces.

The positioning of these elements has been planned around the movement of the sun to manage solar gain while allowing natural daylight into office areas.

Rafał Grzelewski, partner at Grupa 5 Architekci, said the design process placed particular emphasis on light and proportions.

The objective was to create architecture that remains visually distinctive while serving practical business needs.

Landscaping and Amenities Around the Complex

The surrounding area is planned to include trees, shrubs, flower meadows and seating areas.

Pedestrian and cycling paths, together with bicycle racks, will support access around the development.

These features complement the project's focus on combining operational efficiency with a more considered working environment.
