Belgian-rooted developer Speedwell has officially opened Tribera Warsaw, a purpose-built student residence in the Mokotów district of Warsaw, Poland.

Located on Obrężna Street, the property provides 675 beds and marks Speedwell's first completed development in the Polish market.

Construction began in March 2025 and was completed by September 2026.

The project was delivered in under 18 months, including the interior fit-out.

General contractor Pekabex used prefabricated concrete elements extensively to help meet the construction schedule.

Furnished Rooms and Modern Facilities

Designed by 22Architekci, the 14-storey building occupies a 2,290-square-metre plot.

It offers fully furnished studios and twin rooms, with each unit featuring a private bathroom, kitchenette, workspace and individually controlled air conditioning.

The residence combines private accommodation with shared spaces intended to support studying, recreation and social interaction. Its facilities include:

  • Co-working areas and quiet study spaces.
  • A shared kitchen for residents.
  • A cinema and games room.
  • A 24-hour gym.
  • Two terraces overlooking Warsaw.
  • An automated underground car park with 150 spaces.

The development has been designed to meet the requirements for BREEAM Excellent certification, reflecting the project's stated sustainability target.

Tribera Expands Its Student Living Platform

The property was originally developed under the name MILESTONE Warszawa Mokotów. It now operates as part of Tribera, a pan-European living platform established through the merger of MILESTONE and BaseStack Living.

Tribera operates more than 11,000 beds across eight European countries.

Its platform brings investment, development, project delivery and long-term asset management together under one organisation.

Speedwell's Michał Stępień, Country Manager Poland, described the opening as an important milestone for the developer.

He highlighted changing expectations among Warsaw's increasingly international student population and the project's focus on privacy, convenience, technology, wellbeing and flexible study spaces.

Miguel Torres, Head of Operations at Tribera, also emphasised the role of shared facilities and community activities.

Events, workshops and everyday interactions are intended to help students from Poland and other countries meet people and settle into city life.

Location Connects Students to Universities

Tribera Warsaw is within walking and cycling distance of the University of Warsaw Faculty of Management.

The residence also has direct public transport links to other major universities and Warsaw's city centre.

These connections complement the property's combination of private rooms and communal amenities, positioning it as purpose-built accommodation for students seeking access to educational institutions and urban services.

Speedwell's Wider Real Estate Portfolio

Speedwell's reported portfolio includes 5,750 residential units, approximately 250,000 square metres of office and retail space, and 25,000 square metres of industrial space.

The developer's total development value stands at €2.2 billion, with a pipeline valued at €1.6 billion.

The opening of Tribera Warsaw adds a completed student housing project to Speedwell's portfolio and establishes its first completed development in Poland.
